June is National Homeownership Month. Activities and events in communities across the country will focus on housing’s role in creating jobs and stimulating economic activity. According to the National Association of Realtors (NAR), "the sale of an existing median- priced home ($173,000 in 2010) generates $58,529 in economic activity. This includes $15,570 in direct real estate industry support (fees for real estate agents, title companies, mortgage brokers); $5,235 in furniture, home furnishings, landscaping, etc; and $9,987 in stimulated economic activity. I'm really busy. Busy listing and selling homes in St. Augustine. My office is busy, my Associates are telling me the same thing, properties in St. Augustine are selling. It's not just here, it's been happening across the county since the Spring. Why is that? What has changed? Motivated by the improved economy and a fear that interest rates will definitively head upward, more prospective homeowners are scouring listings and trolling open houses these days. Although we are not seeing an appreciation in value, the homes that look good, are in great condition and are well priced are moving! (3 comments)

I’ve been conducting a little experiment. I’ve been posting the St. Augustine Short Sale of the Day on my Facebook page, Homes in St. Augustine. I’m amazed at the response that I’ve received. I post an image like this one:

I added a simple message “Homes in St. Augustine - Short Sale Deals of the day 12-15-2010”. My resolution for 2011 is to do this on a weekly basis titled “Homes in St. Augustine - Short Sale Deals of the Week”. I plan to (1 comments)

It is interesting to read a quote of mine from a report for the Marsh Creek Country Club 2010 Trends Report last year and the prediction that the market improvement would be "quite gradual". "There are a lot of pre-foreclosures out there which will keep the prices depressed; unemployment is still high, which will eliminate some of the migration here. That is why I think it will be quite gradual. With that said, Marsh Creek Country Club still tends to be a very popular place to live and sales there have been picking up. The St. Johns County Board of REALTORS supplies us with monthly statistics from REALIST. Below is the latest report showing the sales of homes in St. Augustine. It appears that the number of Single Family Residential sales in May has increased from those in the previous month but a decrease from April of last year. However, the Median Sale price has increased from last month. The condominium market has also seen an increase in sales with a decrease in Median Sale price from the previous month.

When I woke up Thursday to a TON of mail regarding an extension in the Home-buyer Tax Credit Deadline, I was amped! Stoked! I was just plain ol EXCITED about the positive implications to my beloved town of St. Augustine, FL and the real estate industry in general. I passed on the e-mails and even blogged about it. Yeah! However, I jumped the gun. After some additional research, the tax credit has NOT been extended. (BUMMER) Since the news wires and active Real Estate Agent's (like me) e-mails were buzzing with extension reports, maybe there is something in the works? Here (2 comments)
