marjorie taylor: St. Augustine and St. Johns County 24 Hr. Market Report - 01/05/12 12:49 AM
St. Augustine and St. Johns County 24 Hr. Market Report for January 5, 2005 shows that there were 18 homes with price adjustments.  It appears that the Sellers are understanding that even in the active St. Augustine real estate market, the correct list price is vitally important.
Nearly 25 homes were re-listed in the last 24 hours, catching up the large end of year expired listings.

marjorie taylor: St. Augustine & St. Johns County 24 Hr. Market Report - 01/05/12 12:43 AM
St. Augustine, St. Johns County 24 Hr. Market Report for January 2, 2012 shows quite a few of the end of the year expired listings have been renewed.  Which leads me to think that agents that were out listing new homes yesterday, forgot to renew their expiring December listings!
Not surprising at all that there were no closings during this 24 hour period as it was New Year's Day.

It looks like the end of the year expired homes continue.  It will be interesting to see if we will see these homes re-listed in MLS starting tomorrow.
Happy New Year to one and all!

marjorie taylor: Spam Allerting Pays Off - 12/31/11 02:16 AM

Recently I've noticed A LOT of 3rd party advertising in the replies of some of the post's I've been reading.  Frankly, it pisses me off.
So, I have reported a concern each time I've read them.
I was just checking my points (cause I have a friendly competition going) and noticed that I got 10 points for each reported concern.
Thanks you Active Rain for rewarding good behavior!  I hope that you kick out those who are advertising sneakers, purses, watches and other irrelevancy.

marjorie taylor: The Last Day - 12/31/11 01:37 AM
I am glad that this is the last day of 2011.  It has been a strange year for me, auto accident, several knee surgeries and STILL a banner sales year for my general real estate business.  However, as I hinted in "I Quit" 2012 is going to be a fun and exciting year at Listing Solutions and VIP Staging .  I cannot wait until tomorrow!

Meanwhile, here is a look at the last 24 hours of St. Augustine and St. Johns County Real Estate Activity.

marjorie taylor: Not Selling Your Home? - 12/26/11 06:37 AM
In today's housing market including St. Augustine Florida, not all homeowner may not be thinking about selling right now.  But it's wise for Sellers to check thier most-wanted projects against a list made by people who sell houses for a living, real estate agents.

Mike McClintock, Special to Tribune Newspapers writes in the New York Times about simple improvements that are inexpensive that home owners can enjoy now and will make a huge difference when the home is sold in the future.   At Listing Solutions we are passionate about helping clients with thier real estate marketing and technology needs.  When … (0 comments)

marjorie taylor: Waiting for the Market to Improve? - 12/14/11 08:58 AM

I just read an interesting take on the common Buyer and Seller objection of "We're waiting for the market to improve." The DAILY REAL ESTATE NEWS Produced by Inman News suggests:

"When you focus on the home as the frame in which people create their lives, the way you overcome buyer or seller reluctance shifts dramatically. Many agents attempt to close buyers by describing the logical opportunity -- i.e., that prices are low and interest rates are the best in our lifetimes.

In contrast, Knight suggests that you ask a simple question that touches the heart of the … (0 comments)

Don't know about you but I've got a LOT going on this time of year.  The Holidays, I love them but with all the gift buying, wrapping, cooking for parties, going to parties...while the elves are working on websites and social media campaigns....I can feel flabergasted!  All I need is an unexpected calamity!
Here are five home maintenance disasters that can torpedo a holiday, and how to avoid them.   Enjoy your Holidays this season!

marjorie taylor: My Big Fat Goal - 12/12/11 04:37 AM

This time of year is one of my favorites…the parties, the good will, the presents!  But is also a time that I dreaded, the Oh So Important but Oh So Dull…Business Planning and Goal Setting for the following year.

I recently read a GREAT idea from Jon Gordon – come up with a BFG a Big Fun Goal!  Jon states "I have found that we too often get so serious about our goals that we don’t have fun pursuing them.”

"Whether your BFG is to get a promotion, climb Mount Everest, write a book, visit Europe, … (8 comments)

marjorie taylor: Staging and Shooting - a Win Win for all - 12/12/11 03:51 AM
Most real estate agents will agree that selling an empty house is much more difficult than selling one that is furnished and staged.
Sometimes homeowners can’t afford to leave their home vacant while it is on the market. They may have to depend on some rental income to offset the carrying and mortgage costs.
Renting a home while it is for sale can be a nightmare.I’ve been there and it was not a happy story. Often showings are hardly convenient for the tenant even with 24 hour notice. The home often shows less than optimal, and the tenants are tough to get … (4 comments)

marjorie taylor: I Quit !! - 12/03/11 04:11 AM
I recently did one of the hardest things EVER.  I quit.

I walked away from a WONDERFUL career in General Real Estate.  I walked away from a WONDERFUL company, Watson Realty Corp, St. Augustine Beach. And I walked away from the most WONDERFUL Broker and mentor, Paula Silberberg who supported me like no other.

Why would I do something so crazy? (I'm sure you are wondering...)  I did it to follow my heart, my passion.
You see, our Online Marketing Company, Listing Solutions, has grown so much.  Yeah!!  So much, in fact, I have accepted a more active position … (13 comments)

marjorie taylor: Market to your right Target. - 11/14/11 08:13 AM
Did you know that each year, 700,000 Americans relocate to new towns to retire? Thats a bunch of real estate transactions. I found a very helpful magazine,, "Where to Retire", that is geared toward helping people with retirement relocation decisions in the US.

Where to Retire editor Mary Lu Abbott said St. Augustine possesses qualities important to today’s retirees. “Its colorful past as the nation’s oldest city lures many to St. Augustine, where beautiful beaches and an easygoing lifestyle add to its appeal. Retirees find it’s less crowded than some parts of Florida and not as hot, and golfers relish … (2 comments)

marjorie taylor: Five Things You Should Always do if You're Buying A Foreclosed House - 11/04/11 01:59 AM

With more than 1 million U.S. homes in some phase of the foreclosure process, great deals abound. Florida has more than their fair share, that's for sure.  So many buyers, mostly from out of state contact me looking for the "steal of a deal" (really one actually used that term!)  2 or 3 bedroom home (not condo) with views of the ocean - does not HAVE to be Oceanfront, for no more than $150,000.

Really?  Are you kidding me?  Where does this type of property exist?   Surely they do not…not in Northeast Florida, not in St. Augustine.  Foreclosures can … (1 comments)
