watson realty: Short Sale Marketing Idea - 12/15/10 01:21 AM
I’ve been conducting a little experiment. I’ve been posting the St. Augustine Short Sale of the Day on my Facebook page, Homes in St. Augustine. I’m amazed at the response that I’ve received. I post an image like this one:

This image is a screen shot of my daily MLS update for Short Sales.
I added a simple message “Homes in St. Augustine - Short Sale Deals of the day 12-15-2010”. My resolution for 2011 is to do this on a weekly basis titled “Homes in St. Augustine - Short Sale Deals of the Week”. I plan to … (1 comments)

watson realty: The more things change the more they stay the same - 12/12/10 11:55 PM
St. Augustine, known as our Nation's Oldest city has been well preserved.  This photograph, taken in 1890, by William Henry Jackson, shows that much of historic St Augustine looked then as it does now.

1. The Ponce de Leon Hotel opened for its first season in January 1888. Today it houses Flagler College.
2. Gardens enhanced the Spanish Renaissance Revival style of the Ponce de Leon. Exotic plants included pampas grass, century plants, sago palms and date palms. During the winter tourist season, "fairy lights" (lighted glass candle holders) hung on small wooden stakes … (2 comments)

watson realty: Entrepreneur - Who Me? I was just trying to help. - 12/07/10 01:20 AM
2010 has been a year of transformation for my business just as Web 2.0 has transformed the process of buying and selling homes in St. Augustine.
This year I became a partner in a virtual tour company, Listing Solutions. I shared a vision with my partner, Dave Hall, to expand this business to a National online marketing company with a REALTOR® focus. As a REALTOR® myself, with Watson Realty Corp,  I have firsthand knowledge of how challenging the market is today. I understand how much our business has changed over the years and I appreciate the need to cut costs while … (0 comments)

watson realty: 5 Laws of Sales - 12/03/10 02:18 AM
My friend and WCR associate, Ricki Taylor, with Synovus Mortgage, Inc. is pretty awesome.  She sends me motivational messages that really keep me moving - and thinking!
Sales, the highest and often the lowest paid profession in the world, and according to some the most exciting (yes!) when homes are selling, and the most depressing when they are not.
Today she offered Five Laws of Sales:
• An objection in motion tends to stay in motion- In sales it is called the "Law of Momentum." When things are going well for you in sales, take advantage of your hard work, good … (1 comments)

watson realty: If you don't have one, get one. - 11/26/10 02:12 AM
We have all heard one whether we recognized it or not.
It's the Elevator Pitch; you know the short "pitch" of words we use to describe what we do for a living.  They are heard it at cocktail parties all over the world to tell potential customers about our services.  Heck, I've even used it in an actual elevator, while meeting customers to show homes in St. Augustine to pass the time during the ride.
Are you wondering how to create yours?  Here are 5 things you must consider.
1) You should pitch your unique selling proposition, USP, but not a … (3 comments)

In my search I came across this You Tube video offering 9 Killer Real Estate SEO Content Ideas.
They are all Killer but on of them is just genius!  Posting Daily/Weekly Transaction  Reports.  The author, Josh from ReTechulous.com, suggests to cut and paste your MLS Transaction report and promises that this will garner lots of organic traffic.  He says due to the long tail info related to the property address.

watson realty: Beat the Winter Blahs Before they Get Here - 11/11/10 02:34 AM
With the cooler winter months approaching, it becomes more difficult to create an inviting “curb appeal” look. Even Sunny homes St. Augustine, this can be a challenge.  With a little creativity, homeowners can brighten that first buyer’s first impression.
With shorter days, it is more likely that buyers will be looking at homes at dusk or even after sunset. Creative use of flood spotlights can focus on the home’s architectural features and help create a warm inviting glow.
Add splashes of color with plants, grasses and evergreens. Fountain grasses do well in the colder weather, and plants from the cabbage family … (0 comments)

Confused about Search Engine Optimization? I have heard a lot of questions from agent such as “how can I improve my search engine rankings? What kind of keywords should I put in my anchor text? What are back links and where do I get them? “
The main elements to getting top search engines rankings from your website are:

• If content is king, then links are queen. Build a network … (8 comments)

watson realty: Three Great Home Buyers Videos - 11/07/10 01:08 PM
I’ve worked with many home buyers who feel overwhelmed by the whole process; especially today, when the rules have changed as much as the playing field. Buying a home in St. Augustine? There is new information to help understand the buying process.

The U.S. Department of Housing and Urban Development (HUD) and the National Association of Realtors® (NAR) understand this issue. They have recently developed three how-to videos to help these prospective homeowners find a home they can afford, shop for a home loan they can keep up, and to understand what happens when they go to closing.

watson realty: How Do You Like Yours? - 11/07/10 02:11 AM
I’m from New York and grew up on Manhattan clam chowder (mmmmmm good!) For a treat we would have the creamy New England clam chowder that I later preferred. However, when I moved to St. Augustine, FL, I discovered Minorcan Clam Chowder.
The stew derives its name from a group of Minorcan families, who settled in St. Augustine in the late 18th century. Originally from the Mediterranean island of Minorca off the coast of Spain, their culinary traditions — including use of fresh seafood and locally grown hot peppers known as datil — survive today. Minorcan chowder typically includes datil peppers … (0 comments)

watson realty: Why Mid Winter Is The BEST Time To List Your Home - 10/28/10 01:58 AM
December and January can be an excellent time to sell your home.
Listing your home for sale this time of year may not be the conventional way of thinking. It will, however, allow your property to be shown to the most motivated buyers, including those interested in the year-end real estate market. Mid-winter sellers may have to put up with some inconveniences during this time of year. However, the Holidays weed out those customers who are “just looking” from the Holiday Shoppers who are usually the serious Home-buyers.
Many sellers want to wait until Spring to place their property on the … (2 comments)

watson realty: A holiday tradition in the Nation’s Oldest City - 10/24/10 05:53 PM
I can’t believe it has been 17 years since the first Nights of Lights switch was flipped and our town was transformed into an enchanted city of light.  Come out to the Plaza to help celebrate on Saturday, November 20 at 6:30pm.
Thousands will be downtown at the plaza cheering our Mayor, Joe Boles, while he flips the switch lighting the city tree.  Instantly, over two million white lights fill St. Augustine's every corner with brilliant and magical holiday sparkle. Enjoy light displays at over 100 locations, including buildings, parks, medians and gardens throughout the city. Truly a sight to behold.
