This just happened to my sister and brother-in-law in Baton Rouge, LA and I thought it would be timely to share with you.
Their house has been on the market for about a year and the price happens to fall in that "in between" price range where houses just aren't selling very fast at all.  You know the range...not inexpensive enough to appeal to the bargain hunters and not expensive enough to appeal to the high-end house hunters.

Residential real estate is perhaps the most unique of all sales arenas.  Sales trainers have said for decades that "opportunity is all around you."  That has varying degrees of truth, depending on what it is that you're selling.

I'm sure some of you are waiting for the punchline, right?  Actually, there is no punchline.  I felt kinda punch-drunk when I saw the Case-Shiller Home Value Index update from July of last year.
Then, strange thought occurred to me.

Baskin Robbins is nowhere to be found. This double-dip that is making its way to the national news is serving as a catalyst for more writers to have a negative influence on the market through their own speculation.
The national news typically holds more credibility with people than the local news...to the point of ridiculousness. The national news can report a national trend in the real estate market, while your local market may be the complete opposite of that trend. I read a great post on AR this morning by Kevin Tomlinson that I couldn't agree with more.
It concerns a phrase that I've heard uttered like gospel in nearly every sales realm I've experienced:  Buyers are liars.

I want to thank Suzanne Gallegos for sending me this chart of home prices and interest rates, which shows in a nutshell why now is a great time to buy and how the same payment today will afford them less house tomorrow.  What a great way to simplify the numbers and percentages that can come across as being so overwhelming to consumers...and what a consultative value builder!

Use an email campaign, direct mail or an ad in the newspaper to advertise a "Tour of Homes."  What you will do is use your own Minivan/SUV, or rent a vehicle where you can transport a small group of people and show them your listings.  Provide lunch for them or some kind of snack/beverage, depending on the time of day.

Here's a tip for you if you need buyers:
Map out a reasonable commuting distance from the property (this is different for every area, so use your own educated discretion) and list the major corporations and universities.
Call their Human Resources dept (find the name of the department head first, if you can) and ask them if there is anyone on staff looking to move or currently in temporary housing.  Temp housing is fairly common, especially with larger corporations moving someone to the area, and they want to find permanent housing as quickly as possible.

I read this great article this morning from my favorite RE news source, RIS Media.
Most of us are in need of buyers.  Once you get the buyers, the next thing you want is to get them INTO the home.  How many times have you taken buyers out and they've NOT gone into a home based on curb appeal?   And you're thinking "If I could just get them into the house, they would see and feel how nice it is."
