bedford real estate: Big News From The National Real Estate Conference 2014
- 09/08/14 01:07 PM
I have always believed in learning and improving my real estate skill set to serve you better. So I recently attended a national real estate conference for the country's top agents held in Austin, Texas. We learned about the latest technology and trends, and shared many marketing ideas. Some of the highlights from our discussions include:
*Nationally, residential inventory is rising, pointing to another cooling off period for real estate.
*Mortgage applications are down from last year; another sign of a possible market slow down.
*Due to the Dodd-Frank Reform Act, mortgage rates are higher than last year, and some mortgage (3 comments)
bedford real estate: Updating Your Kitchen: The heart of a Westchester NY home
- 06/01/14 09:51 AM
Whether buying or selling a home, the kitchen is always a major topic of discussion. A beautiful kitchen makes a strong impression and sellers often find themselves in a quandary deciding how much to invest in kitchen improvement in order to make the home attractive to potential buyers. I recommend my clients to Joan Bigg, a kitchen and bath designer with an excellent reputation and a wealth of experience.
Joan recently worked with a couple who consulted her because they had decided to put their home on the market in three weeks and wanted to know if she could put (0 comments)
Couples often put off completing estate-planning documents because they own everything jointly, have each other listed as beneficiaries on their financial documents and insurance policies, and believe that's enough. Because real estate held jointly by a married couple is subject to "rights of survivorship", many people think they will be fine if something happens to the other spouse, however, they are not covered in case (3 comments)
bedford real estate: Top # Home Inspection Issues Westchester Buyers Should Be Aware Of...
- 08/07/13 04:56 AM
With the housing market starting to rebound, Walter Zilinsky of the HomeTeam Inspection Service has seen his business increase 15-20 % in the last few months. My buyers often call on Walter not only because he is one of my most trusted service providers, but also because of his stellar reputation in the real estate industry. Home inspections are typically done shortly after a buyer's offer is accepted, with the inspector moving quickly to provide the buyer with his written report of the systems and components of the property. I asked Walter for his top 3 "big ticket" home inspection items that (1 comments)
bedford real estate: Interest Rates are Going Up Are You on the Fence? June Market Analysis
- 07/09/13 01:02 PM
The following information is based on Multiple Listings Service data for Westchester and Putnam Counties for Single Family and Condominium Properties. Looking at year over year, June’s inventory was down about 14%, contracts up 20% and closed property was up 19% respectively from June 2012. June traditionally is a big month for closings and new inventory. Activity does tend to drop off due to many people being very busy with other commitments. Interest rates (3 comments)

bedford real estate: It ain't over til it's over - a short (sale) story
- 02/01/13 07:45 AM
It's very important to me that my clients know I believe in finishing what I start. It is a personality trait that comes in handy in real estate, but it can also cost me at times. My team and I recently processed a very difficult short sale that continued on for months. The lender's negotiator was difficult, and we all believed that the short sale would fall through. After months of going back and forth, the bank informed me that they were foreclosing on the property, and there was nothing I could do. My team and I were dismayed. However, a month later we were told (4 comments)
