It's Election Day, I hope you went out and exercised your privilege to vote!
Typically, around an election as important as this people always bring it up to me in conversation, Sergio - what's gonna happen to home loans and rates?

Hey Sergio, can I take out equity for a down payment on a new house and rent out my current house? Great question!
This depends on a few things.
1. Are you willing to pay the extra mortgages if the renter don't pay?
2. Can you handle keeping up 2 separate places?
3. Are you ready to keep the rental if the market turns and the tenant doesn't buy you out?
4. Is it worth the risks involved? There are some other factors that go into a scenario like this, such as rates, fees, loan to value ratios, etc...

A long-time friend asked me at a BBQ this past weekend just how many people I have helped in this business of lending anyhow, and if it ever gets "old?"
As I sat back and reflected, I tried to put a number on it. I realized that I am coming up (rather quickly) on my 18th consecutive year, helping families obtain the financing for their homes. That really put it into perspective for me.
I replied with the biggest smile, "You know what? I bet that I have helped obtain/close just over 2200 loans in my time."

Melissa and I get our fair share of testimonials for providing excellent attention and care during the entire home buying/closing process and the latest one is no exception. I was asked recently as I turned a friend who was going to rent into a homeowner, Sergio, what are the top reasons to buy a home still in 2016?
Here's the answer:
1. Interest rates are still at record lows. It’s a fact that interest rates on home loans are at historic lows, with a 30-year fixed-rate home loan still hovering around 4%.
2. Renting has increased significantly. According to the 2015 Rent.com Rental Market Report, 88% of property managers raised their rent in the past 12 months, and another hike is predicted for late 2016.

I was asked a very simple question this weekend while dining at a local restaurant in Scottsdale and the topic of real estate and banking trends came up in conversation.
The question was, "Sergio, what's the best credit score to have when trying to secure the best loan program possible for a home purchase these days?"
The answer is a little complex given the wide scope of options available, new programs that boast incentives, VA programs, but typically, it's a credit score of 740.
