santa babara properties: Dow Plunges and Mortgage Rates Rise - 02/09/18 11:35 AM
There is not a tangible relationship between mortgage rates and the stock market whereby one can be said to directly drive the other. Although they both respond to the same market conditions, their response is difficult to predict. That said, there are some notable patters by which either mortgage rates or the stock market suggest the behavior of the other. These patterns are based on flows of investment money, as well as the larger economic impact of either a healthy stock market or low mortgage rates.

santa babara properties: Interest Rates Update - 04/13/17 12:21 PM

Painting by Chris Potter Santa Barbara Artist Extraordinaire * Hammonds Beach in Montecito
Continued strength in the labor market could lead the Federal Reserve to continue gradually raising interest rates. Mortgage rates, however, have declined for three straight weeks following the Fed’s early March announcement that it would raise rates; 30-year, fixed-rate mortgages currently stand at 4.10 percent, according to Freddie Mac. Falling mortgage rates could reflect markets’ adjusting to the workings of the new administration and the realization that changes, if enacted, will take longer than expected. In fact, it has become increasingly harder to predict how President Trump’s policies will … (0 comments)

santa babara properties: Live near a Surf Break? - 04/07/17 10:11 AM

Researchers at the Middlebury Institute of International Studies at Monterey found that being located within a mile of a surf break adds about $106,000 to a home’s value.  Living near a desirable public park or outdoor recreation space boosts it significantly higher — as much as 8 percent to 20 percent.
There are dozens, if not hundreds, of neighborhood attributes that can affect a home’s value. Some are obvious and some are not. Analysts at Houselogic, a website operated by the National Association of Realtors, did some digging recently and uncovered surprising facts.  As for the parkland bonus, a recent study examined 16,400 home sales within 1,500 feet of … (0 comments)

santa babara properties: The Difference between a Second Unit and Accessory Dwelling Unit - 03/16/17 12:35 PM

Last September Governor Jerry Brown signed Senate Bill 1069 and Assembly Bill 2406 that promotes secondary dwelling units aka accessory dwelling units (ADU) which as of January 1, 2017 have gone into effect.  Accessory Dwelling Units are defined as housing structures that provide complete independent living facilities and include permanent provisions for living, sleeping, eating, cooking, and sanitation on the same parcel as another dwelling. The idea is this will help defeat the affordable housing crisis in California by creating more affordable housing. So, what's the difference between an Accessory Dwelling … (0 comments)

santa babara properties: The Ten Deadly Sins of Selling Your Home - 02/20/17 11:12 AM

Looking over Santa Barbara towards the Pacific and Channel Islands
Buying a Replacement Home before selling your house: It's far better to sell your current home first then endure the inconvenience of moving to an interim rental, and owning and paying for two homes when you only want one. Statistics show time and again that homes that are priced properly when first brought to market sell at higher prices, oftentimes with better terms and conditions, and in a shorter time frame. "Testing the marketplace" with an inflated over market value asking price is not the best strategy. Failing to get a … (3 comments)

santa babara properties: Zestimates Deal Killer? - 02/25/15 11:48 PM
Zillow's Zestimates a source of conflict reports Kenneth R. Harney in the LA Times on February 8, 2015. When CBS's Norah O'Donnell asked Zillow's CEO Spencer Rascoff about the accuracy of his company's automated "Zestimates" - she touched on one of the most sensitive perception gaps in American real estate.  Zillow is a popular online real estate website that recently merged with one of its competitors Trulia. Buyers and Sellers routinely quote "Zestimates" to real estate agents. If a house for sale has a Zestimate of $350,000, a buyer might challenge the sellers asking price of $425,000. Or, a seller might demand to know … (1 comments)

santa babara properties: The Power Of Price Positioning - 10/09/14 09:47 AM
How to obtain the highest price in the least amount of time?
Understanding important marketing concepts will make a big difference in the success of selling your home. The first is that real estate is a commodity, NOT a product.
With a product, the seller or manufacturer establishes the price and the public either buys the product or not after becoming aware of it through advertising. For example, a television is a product priced according to the manufacturer with a price that does not fluctuate regularly.
However, with a commodity, buyers decide the value based on what is happening in the … (2 comments)
