SUMMARY
The current inventory level for Stone Ridge decreased by 2 units to 19 active listings this is a 10% decrease. With NO NEW LISTINGS to the market and 2 homes receiving contracts this past week was slow week of activity in Stone Ridge. The 1 home which sold netted 96.3% and was on the market for 0 days, however it is a new home sale from Van Metre and that is how the days on the market was reported in mls.

The current inventory level for South Riding remained the same at 49 active listings. With 7 new listings , and 5 homes which went under contract creating an active week in South Riding. The 5 homes receiving a contracts last week did so with an average 31 days on the market. The 2 homes which went to record last week had an Average DOMP of 81 which is more than our current absorption rate and had an average net sales price of 94.6%. The current inventory level for South Riding decreased this week by 3 units, to a total of 49 active listings an 4% decrease in inventory. With 6 new listings, and 8 homes which went under contract creating an active week in South Riding. The 8 homes receiving a contracts last week did so with an average 63 days on the market. The 4 homes which went to record last week had an Average DOMP of 148 which is more than our current absorption rate and had an average net sales price of 96.4%.

With 7 new listings, and 5 homes which went under contract creating an active week in South Riding. The 5 homes receiving a contracts last week did so with an average 73 days on the market. The 2 homes which went to record last week had an Average DOMP of 34 which is less than our current absorption rate.

SUMMARY
The current inventory level for Stone Ridge increased by 1 units to 23 active listings this is a 5% increase. With 3 homes to the market and 3 homes receiving contracts this past week was active in Stone Ridge. The 2 homes which sold netted on average close to 97% and were on the market for about 3 1/2 months, both numbers are almost identical to last week homes which went to record. The2/3 of homes which went under contract or sold were distressed sales.

With 4 new listings, and 10 homes which went under contract creating an active week in South Riding. The 10 homes receiving a contracts last week did so with an average 90 days on the market and were mostly traditional sales receiving contracts. The current inventory level for South Riding went unchanged remaining at 53 active listings. With 9 new listings and 10 homes making it a very busy week in South Riding. The 10 homes receiving a contracts last week did so with an average 49 days on the market and were mostly distressed sales receiving contracts. The 1 home which went to record last week had an Average DOMP of only 4 days and sold for 110.9% of it's asking price!
