New Rules - FHA Mandatory Property Inspections required for 2012 Contrary to what most real estate agents, buyers and sellers believe, FHA only has a few mandatory inspections that they require when completing an appraisal. FHA appraisers are REQUIRED to ask for an inspection if they observe problems due to health, safety or value of the property. For example, a termite inspection is not mandatory unless the appraiser observes that there is current insect activity.
FHA does have very few MANDATORY inspection reports. However, if during the appraisal inspection, the appraiser determines that there might be safety or health issues, they are obligated (4 comments)
Stop the presses omg I do believe there is good news as we enter what seems like round 8 of a 10 round bout with Mike Tyson as our opponent representing housing! The Federal Housing Administration rescinded and will delay a rule that as of April 1 prohibited borrowers with more than $1,000 in disputed collections accounts from getting a federally backed mortgage, according to a notice sent late Friday. New Home Sales Slip In February Sales of “new homes” fell to the lowest levels in four months last month. According to the Census Bureau’s monthly New Home Sales report, 313,000 new homes were sold in February 2012 on a seasonally-adjusted, annualized basis, representing a 1.6% drop from the month prior. A “new home” is a home for which there has been no prior owner nor tenant. At first glance, the data looks negative for the housing market; a suggestion that the well-publicized housing market recovery may be slowed. New Rules - FHA Streamlines good news now for June 2012 So with all the ducking and weaving the mortgage community has been doing this week it's about time we get a glimmer of hope to help some of our customers. In recent months FHA home owners have been very angry because they haven't been able to refinance to current rates as the new mortgage insurance levels currently 1.15% going to 1.25% April 9th prohibit any real savings when we combine the minumum half point rate reduction and 5% payment savings minumum while trying to finance in all of their closing (0 comments)
