real estate: Staging your Home - 05/18/17 08:37 AM
You know, I’ve found that people have no VISION. If they walk into a home that needs some TLC, they cannot see what it COULD be.
I know I’ve mentioned that my wife and I have remodeled lots of houses during our marriage, and one thing we had was VISION.  We could walk into the ugliest, dumpiest house on the block and just see the finished product. And these were the days before the Fixer Upper, Pinterest, and HGTV craze. Of course, in her mind, her favorite and number 1 solution was ALWAYS, “let’s knock out that wall. And that wall. And … (15 comments)

real estate: Tested Property Management Services Passed - 02/03/17 01:26 PM
A client came to us in need of only one property to be managed in the Ruston area. We managed this one particular property for about a year before adding a second property. Little did we know, this client had amassed more than fifty properties over the years! A majority of their properties were set up for Section 8 housing. Since we had offices in both West Monroe and Ruston, and accounts already established with the section 8 offices in North Louisiana, it seemed we were a perfect fit to handle their new additions as well as their existing properties. We … (3 comments)

real estate: Renter’s Insurance? It’s for Their Own Good. Really. - 02/03/17 01:24 PM
Renter’s insurance can be a touchy subject. For tenants on a budget, it can be viewed as an
unnecessary expense. After all, you as the landlord carry insurance, right? Why should they?
Statistics show that 60% of current tenants do not carry renter’s insurance. Here are five common
misconceptions that explain why.
1. Tenants believe coverage costs too much.In reality, the average renter’s insurance policy is generally under $200 per year, and might be less than that depending on the area of the country. Places that are more prone to flooding, earthquakes, hurricanes and other natural disasters may be a little pricier, but still much … (3 comments)

real estate: INVESTING IN RENTALS? LOOK BEFORE YOU LEAP! - 02/02/17 10:17 AM

In today’s economy, rental properties are hotter than ever. This makes a great window for beginning investors to buy that first property or for seasoned property twentieth, there are some basic rules that will help ensure a quicker return on your investment. Just because someone is choosing to rent rather than buy, does not mean they will settle for just any old place. First, location, location, location. Is the property … (2 comments)

real estate: “You Gotta Know When to Hold ‘Em; Know When to Fold ‘Em… - 02/02/17 09:28 AM
“You Gotta Know When to Hold ‘Em; Know When to Fold ‘Em…
…know when to walk away; know when to run.” While singing along with this old Kenny Rogers classic I thought to myself, this pretty much sums up the philosophy behind investing in rental properties. You don’t just jump in the game and hope for the best. Investing requires knowing your properties, knowing the market, and knowing the neighborhoods. This is a poker game you don’t want to lose, and you won’t if you do your homework.
We’ve talked several times about getting into the market, but how do you know it’s … (1 comments)

real estate: Why Do I Need a Property Manager - 02/01/17 01:44 PM
Let’s cut to the chase. You’re getting into real estate investment to make money, so why should you pay someone to manage it? If you are a retired handyman with a business degree and live close to the property, you probably don’t need to. However, if you actually have a life, you will find a property manager might just be your best investment. Here are ten big things a property manager can do for you.
Set the right rental rates: You can spend hours leafing through the classifieds to see what other landlords are charging for similar properties OR you can relax … (1 comments)

real estate: "For Sale"!!! - 01/24/17 06:11 PM
FOR SALE.
Seeing that sign gets me so excited. Even before I had my real estate license, my wife and I were buying ugly houses to remodel. We searched for those For Sale signs. Everywhere. All the time. We drove around town in our free time. We scoured the classified ads in the newspaper (Ok, yeah, this is showing my age!) We went to Open Houses on the weekends to get ideas. We toured the St. Jude Dream Homes. We had the FEVER, y’all.
Now that I am an official Real Estate Agent, I still get excited to see a house … (6 comments)

real estate: Ruston LA - 01/24/17 05:24 PM
We R Ruston! Go Cats!
These are 2 shouts one may hear when passing through Ruston Louisiana on a Bearcat Friday.   Ruston High School football is the stuff “Friday Night Lights” is made of. Steeped in tradition and pride, with roots dating back to 1921, Ruston High School continues to pay homage to the past while blazing in to the future. It’s ranked as an A school, and offers its students so many extracurricular activities and Dual Enrollment classes, your head would spin to read the list!
Ruston High School is only one of the few things that Ruston, Louisiana has … (0 comments)
