buyers: Social Media and Networking

I know that everyone keeps hearing about how important social media is and I must agree! I'm on Facebook, Twitter, LinkedIn plus several others. Not only do I enjoy the sites for networking and communication, but they have helped me gain clients as well. (and for Free) I also enjoy some of the games on the sites to help me take an occasional break from the real estate paperwork, etc. Lastly, I've been able to reconnect with past friends and family members. If you aren't "social networking" you need to start! What better way to keep yourself in front of the (4 comments)

My partner and I are as busy now as we've ever been! We have more deals Pending than we've ever had! We can contribute the majority of our success to client service and satisfaction. You would be shocked at the amount of times that we hear, "you guys are great, we've never had another Realtor as helpful as you guys have been. Most agents that we've called rarely even return our phone calls. You guys not only call us back right away, but you stay with us until the end...." I just wanted to publicly thank the active rain community for allowing me to post my comments etc onto this blog site. I've received numerous inquiries about the area that I blog about and it has also helped me to make some new friends and clients as well. When I first began my real estate career, I literally wasted thousands of dollars on advertising costs. Now, I spend practically nothing to market myself which is much in part due to the sites such as active rain and the various other networking sites that I belong to. My business partner and I have decided to indulge ourselves with as much information and knowledge that we can cram into our heads about lease purchases and land contracts. These things aren't something that we are the best at, at least not right now. But we ARE going to learn as much as possible as quickly as possible. It is very obvious that with today's economy and our clients situations, this is something that we MUST do in order to stay viable within the real estate industry. Keep your chin up fellow agents. IMO, the beauty of winter is when you get an interested client wanting to see properties through the snow. It's then that you realize that this buyer is SERIOUS! In my experience, I haven't taken out too many clients who are just "killing time" or "window shopping" in the winter months. I used to have a 4 wheel drive truck and it sure came in very handy during heavy snows like we are experiencing now. I actually had clients ask me to take them out looking at houses, because they were having a hard time (2 comments)
buyers: HUD is discontinuing their current incentives

In the early stages of a housing market recovery, HUD is pulling the plug on it's Owner Occupant incentives. This will take effect this week, unless they do an "about face" and decide to keep them intact. The incentives are HUGE for people who are in the market to purchase a HUD owned home. Of course with many types of incentives, they may re-appear once their sales suffer as a result of their decision to do away with them. The odd thing was, Fannie Mae announced new buyer incentives of 3.5% of closing costs on their products right after HUD made (0 comments)

I've been specializing in selling bank owned REO foreclosures for years and I've recently switched gears. I still DO sell them, but HUD has been putting out some very nice listings of late. Plus, you don't have to wait for 3-4 months for the Sheriff's deed to be filed as in many REO sold properties. If you have the need for an agent such as myself, please feel free to call upon me! Ohio is now just ONE of TWO states in the nation without a general tax on either corporate profits or on personal property used in business. Ohio has just completed its sweeping package of tax reforms! Corporate income taxes have been ELIMINATED!!! In addition to that, property taxes on business inventory, machinery and equipment is included as well! Another HUGE victory....Ohio's personal income tax rates are now 16.8 percent LOWER than they were just five years ago!!! An ADDITIONAL income tax cut is scheduled for 2011!!!
