With the current economic conditions, lease purchases and land contracts are very popular.
Our advise, AVOID the immediate urge of buying a home if you cannot obtain a mortgage!
We get at least 2-3 calls DAILY from people who are/were involved with trying to buy a home on a lease purchase only to discover the homeowner had not been making the mortgage payments and they are/were evicted because the home is in foreclosure!

Our mortgage partner offers a wide variety of mortgage products.  One type of loan they have is very similar to the type you might achieve when buying a HUD owned home.
It's designed for homes that require some light rehab in order to be approved for an FHA mortgage.
It's called an FHA 203b with repair escrows.  A few of the benefits are, but not limited to, lower closing costs than a FHA 203k loan, lower interest rate than a 203k.

I just thought I'd share a story about something that happened to me recently.
A local REO agent just cost me a huge commission check because she didn't do HER job.  The contract clearly stated and the seller agreed, the utilities would be activated by the listing agent.
After numerous attempts to get her to keep up her end of the contract, my buyer's decided that it was a bad omen and walked away from the deal.
