Most everyone (except sellers) have been enjoying the lower prices for homes and properties for several years. People have become accustomed to writing an offer much lower than the asking price and in many cases achieving a huge discount on their home purchase.
Although in some cases, this can still be achieved, in many it is not. Being a buyer's agent, one of my newest challenges is to get my client's to realize, the steeply discounted pricing on homes is going by the wayside. With the current economic conditions, lease purchases and land contracts are very popular.
Our advise, AVOID the immediate urge of buying a home if you cannot obtain a mortgage!
We get at least 2-3 calls DAILY from people who are/were involved with trying to buy a home on a lease purchase only to discover the homeowner had not been making the mortgage payments and they are/were evicted because the home is in foreclosure!

Our mortgage partner offers a wide variety of mortgage products. One type of loan they have is very similar to the type you might achieve when buying a HUD owned home.
It's designed for homes that require some light rehab in order to be approved for an FHA mortgage.
It's called an FHA 203b with repair escrows. A few of the benefits are, but not limited to, lower closing costs than a FHA 203k loan, lower interest rate than a 203k.

I've been blogging and publishing posts for a very long time and I'm still only number 70 in Ohio.
After reviewing several of the point profiles for some of my colleagues I've noticed a lot of them have zero posts, but their points and ranking is far above mine.

I just thought I'd share a story about something that happened to me recently.
A local REO agent just cost me a huge commission check because she didn't do HER job. The contract clearly stated and the seller agreed, the utilities would be activated by the listing agent.
After numerous attempts to get her to keep up her end of the contract, my buyer's decided that it was a bad omen and walked away from the deal.

As more and more people are having difficulty keeping up with their bills and especially mortgages, the foreclosure rates continue to climb.
As a result of these things, more people are looking for homes on land contract or lease purchase options.
