A while back I composed an article on our site's real estate blog; Aging Parents and the Magnificence of a Duplex. How Do You Handle Your Client Follow-Ups? This is a generalized question for my colleagues in the real estate business across the country. I am very avid and thorough when it comes to following up with clients. Some clients take a lot longer to get engaged with than others. However, I've learned over the years, the best way to succeed in the real estate business is to do follow-ups with clients on a consistent basis. real estate: Should the buyer pay additional cash on a short appraisal?

I've run into a few short appraisals this year and each situation is always different. As a buyer's agent, should you recommend that the buyer bring additional cash to the table if the appraised price is much lower than the contract price? First and foremost, I strongly suggest that the seller is the one bringing the additional funds. However, this is not always possible depending upon the seller's financial situation. I always let my client make the final decision as they are the person being affected the most. While I was taking a walk at the park yesterday, I overheard a very strange conversation. The little girl was asking her mother in a very loud voice. "Mommy, Mommy, why are we pushing the car into the lake"???!!! The little girls mother responded abruptly. "Jennifer, please be QUIET, you are going to wake up your father"!!!

I'm not a newbie and welcome most improvements and changes that can enhance our abilities to communicate with buyers and sellers. But, I'd like to know more about something before I begin using it. However, with that being said, I'd like to hear from my colleagues about the new QR codes. Are you using them? Are they effective? What is the main purpose of them? They remind me of the older "bar codes" that we are now seeing on virtually every product known to man. Do I need to download an app for my Droid to be able to scan them? (8 comments)

Our mortgage partner offers a wide variety of mortgage products. One type of loan they have is very similar to the type you might achieve when buying a HUD owned home. It's designed for homes that require some light rehab in order to be approved for an FHA mortgage. It's called an FHA 203b with repair escrows. I know that everyone keeps hearing about how important social media is and I must agree! I'm on Facebook, Twitter, LinkedIn plus several others. Not only do I enjoy the sites for networking and communication, but they have helped me gain clients as well. (and for Free) I also enjoy some of the games on the sites to help me take an occasional break from the real estate paperwork, etc. Lastly, I've been able to reconnect with past friends and family members. If you aren't "social networking" you need to start! What better way to keep yourself in front of the (4 comments)
