mary bowen: Stream Lining the Home Loan Process - 10/10/12 01:59 AM
Stream Lining the Home Loan Process
Everyone knows that getting a Home Loan in The Woodlands, Tx or anywhere else is a very different process than just five years ago.  It seems like the lenders are trying harder to disqualify you than qualify you for the loan. Most of us would rather have a root canal without pain meds than apply for a home loan.
However, a little preparation, a few simple steps and the right home lender can make all the difference.
Being prepared is you best defense against a hair-pulling experience, so I prepared a list of things you … (1 comments)

mary bowen: Lessons in Customer Service Taught by a Mouse - 11/15/09 01:13 AM
Everything you need to know about how to treat your clients can be learned via Mickey Mouse.
Anyone who has ever been to any Disney resort or made reservations on the phone or via Internet knows what I'm talking about.  No matter what you ask of the Mouse the answer is always positive and upbeat, even if the answer is no.
And, speaking of the word "No" you'll never hear it.  They will tell you in the most positive manner that what you want can't happen, but they never say no.  It became comical last May when I was making my family's … (1 comments)

mary bowen: How to Choose a Listing Agent - 11/13/09 05:27 AM
You've decided to list you home.
That was the easy part. Now you must decided which Realtor to hire to list your home and help you sell your house.
One option is to go with the agent who advertises the most. While that agent's name might be most familiar it is not always the best option.
If you don't already know an agent that you are comfortable working with, then you should pick several through recommendations from friends or even the agents own marketing and set appointments to interview.  You don't have to interview all of the Realtors face to face. … (2 comments)

mary bowen: First Time Buyer's Guide to the Purchasing Process - 11/13/09 04:15 AM
In the world of Real Estate, 2009 will probably go down in history as the year of The First Time Buyer.  Never in all of my previous years have I worked with more first time buyers.  Thanks to the generous $8000.00 federal tax credit, many qualified buyers who had been quietly content with renting decided they wanted a piece of the American Dream and the $8,000.
As a Realtor, this has been a huge opportunity to hone my skills in helping first time buyers through the process purchasing a home.  I think first time buyers really benefit from working with an … (0 comments)

It was about this time last year that I realized that what I do really makes a difference.
It started out as a basic property time call with a couple wanted to see a house. So, like any Realtor who likes to eat and sleep under a roof, I called the showing company and made an appointment to see the house later that afternoon.  Upon arrival a met a lovely  young couple with their two darling little boys ages 3 and 5. I new right away it was love a first sight.  They were sure they would be writing a contract, … (6 comments)

mary bowen: Curb Appeal - 01/13/08 02:19 PM
Beyond having a structurally sound house with good mechanical systems, not much is more important than the curb appeal.  Why? It's simple, if buyers don't like what they see from the curb they are not getting out of the car.  I can't tell you how many times I have been out showing a houses and when we pull up to a house the buyer says, I don't need to see the inside."  The inside could have been the most stunning house my buyer would have seen the entire day. It could have been the perfect floor plan. But, because of the … (3 comments)

mary bowen: Interest Freeze Won't Help Houston - 12/11/07 05:06 AM
According to the Houston Chronicle December 11, 2007, article written by Nancy Sarnoff, the White House plan for a five year freeze on some subprime mortgages interest rates will have little effect in Houston.  According to the article, the initiative is aimed at troubled markets like California, Nevada and Florida where home prices soared and have started to fall, making it harder for owners to sell their homes or refinance.  According to David Zugheri, president of First Houston Mortgage, this plan is not designed to help us here in Houston or Texas.  The reason is that because our market has remained relatively stable, … (0 comments)
