It's the last week of May 2020; have you noticed how much more daylight we have in the evening? Many more people out walking and I often hear the bagpipe player here in Armour Hills. We have a long summer ahead dealing with the coronavirus..but we persevere! Here are the home sales stats for Armour Hills, the largest subdivision in the Brookside area:

Oh I am late posting these stats for Armour Hills! When I'm not going to the office every day and working from home...easy to get distracted!! In a couple of weeks I'll have home sales reports for April. In the meantime....here's the information for Armour Hills in Brookside, for March 2020:

Not a lot of activity in Armour Hills in February in terms of sold homes--however, that is normal as the first couple of months of the year are not popular times to list homes due to traditionally cold weather. Still, there was an increase in median sales price! Let’s look at the February 2017 home sales for Armour Hills, and a comparison to last year.

Armour Hills was a hot location for homebuyers in 2016: many sellers got close to asking price; some homes had bidding wars! Median prices were up almost 3% over 2015. I think 2017 will be a strong sales year for our neighborhood as well. Let's check the January 2017 sales for Armour Hills in the Brookside area of Kansas City: January 2017 Number of homes sold: 4 Median list price: $329,475 Median sales price: $327,500 Average days on market: 18 January 2016 Number of homes sold: 2 Median list price: $264,475 Median sales price: $269,155 Average days on market: 39 More expensive homes closed last month, pushing the median price higher. It’s that time to look at 2016 home sales stats for Armour Hills in Brookside. Overall, prices are up! Let’s look at the December 2016 sales, and then move on to a 2016 recap.

Hello neighbors...time to report on September 2015 home sales in our Armour Hills subdivision in Brookside. Sales are slowing down as we move to the holiday season...and hopefully a WORLD SERIES WIN!! Here are details for single family home sales In Armour Hills as of last month:
In September 2015, three homes sold with a median list price of $269,500 and a sales price of $265,000 with 88 days on market.
In September 2014, six homes sold with a median list price of $275,000 and a median sales price of $272,700 and eleven days on the market.
Good morning neighbors! I have positive news to report about home values in our Armour Hills subdivision. Prices are up--some sellers are getting over the asking list price! As a Realtor, I do not advocate offering a price that is significantly over the posted price. (it is happening very often this spring in the Prairie Village homes priced from $225-$300K). Still, it’s all about what the house is worth to a particular buyer….and the appraiser of course! Here are the home sales stats for Armour Hills in Brookside, Kansas City MO for the month of May, 2015:
In January 2015, four homes sold with a median sales price of $210,000 and 23 days on market. The median list price was $210,000. Three of the four homes sold were at list price, the fourth was just $500 under list.
In January 2014, four homes sold with a median sales price of $232,500 and 10 days on market. The median list price was $235,000. (0 comments)

Overall, Brookside home values were up for the year 2014. However, in Armour Hills, we experienced a drop in home prices. This is unusual, as we finished 2013 up about 15% irom 2012. Let’s take a look at the numbers, starting with December:
In December 2014, 9 homes sold. The median list price was $239,900 and the median sales price was $236,000. Average days on market: 55.
In December 2013, 7 homes sold. The median list price was $229,000 and the median sales price was $224,900. Average days on market: 20.
Home sales are slowing down in Armour Hills, and average sales prices are falling as well. This is reflective of the time of year--traditionally, fewer homes are sold in the latter part of the year. The median sales price of homes are falling as well as less volume. Let’s look at the statistics--below I am checking figures for the Armour Hills subdivision in Brookside, Kansas City MO:
In October 2014, six homes sold with a median sales price of $214,000 and 26 days on market. The median list price was $229,000 with 26 average days on market. (1 comments)

Here at the halfway mark of the year, It’s time to check the home sales stats for Armour Hills in Brookside. In June 2014, (similar to May) we had decrease in average sales price and fewer homes are selling. Let’s look at the specifics:
In June 2014, seven homes sold with a median sales price of $228,000 and a very short 22 days on market. One home was listed at $168K and sold for $199K--the result of a bidding war between rehabbers I’m sure.

The Armour Hills subdivision is a great place to buy a home in Brookside...there are many reasons that make it a desirable location. We have an active homeowners association that sponsors several neighborhood events throughout the year; we have scenic small islands and Arbor Villa Park, with a playground, kiddie pool and tennis courts in the middle of our boundaries; the neighbors are friendly and keep their properties updated and well maintained. And you will find homes price from under $200K to over $400K, all within a few blocks of each other.
I love to write about my neighborhood, the Brookside area of Kansas City, where I live in the Armour Hills subdivision.
