Three homes sold iin February 2014, with an average list price of $226,450 and an average sales price of $223,800. Average days on market: 32.
Four homes sold in February 2013, with an average list price of $261,238 and an average sales price of $257,375. Average days on market: 79.

All year I have monitored Armour Hills (in Brookside) home sales stats ...and I knew the overall rise in prices would be around 10%. Now that the data is in MLS, I am happy to report I was wrong. Average home prices went up way over 10%! I will examine these year end numbers after we review December figures.
In December 2013, 7 homes sold. The average list price was $231,686 and the average sales price was $225,343. Average days on market: 82.

In Sept 2013, 5 homes sold. The average list price was $273,180 and the average sales price was $271,260. Average days on market: 25.
In Sept 2012, 11 homes sold. The average list price was $194,870 and the average sales price was $189,610. Average days on market: 85.

When I checked the stats each month last year, the trend was more homes sold and at a higher average price than 2011. I think the worst of the housing crisis is over for our Brookside neighborhood!

Is it true...a $550K house has sold in Armour Hills? That's got to be a record! The final sales price has not been recorded, but this home is under contract at 6901 Brookside Road and according to MLS, the list price is $550,000. It was on the market less than a week, no sign in the yard.
