brookside homes for sale: "She's My Real Estate Agent!" - 06/11/12 01:39 PM
I love to hear these words: “She’s my real estate agent!” Recently I went to a couple of parties, hosted by clients who have become friends. Each time I was introduced, the “she’s my real estate agent ” phrase came out with the along with my name. I'm flattered as I know this is a compliment, but more important, my friends are spreading my name and profession around via the introduction. It’s their way of giving me a genuine endorsement, and perhaps creating a referral. Plus, it’s an easy topic to kick off some conversation ….”Yes, I just sold Stephen and … (0 comments)

brookside homes for sale: Using "FaceTime" for an Inspection - 05/29/12 12:20 AM
Recently I completed my first inspection using the FaceTime app on my Ipad.  My buyers had come to Kansas City over a three day visit, purchased a house, and started to plan a return trip for inspections.  The cost of a plane ticket was going to be over $1000…a huge sum to spend for a short 48 hour visit.  My 14 year old daughter came up with the idea of using FaceTime.

It worked out great!  I got the wifi password from the seller and connected with the buyers.  With each inspector (whole house, termite, chimney/fireplace), I held the Ipad … (3 comments)

brookside homes for sale: Can You Show Us Some Homes Tomorrow? - 03/05/12 12:04 AM
During the busy spring buying season, I usually get a call like this a few times a month. It’s inevitable that someone will call and ask to see several houses...’tomorrow’. I don’t think many buyers realize that most agents juggle several clients at once, and try to have a personal life as well! So if you are a buyer during this busy spring buying season, keep these points in mind when you want to tour homes on the weekends:1.Give your agent as much notice as you can. If you want to see homes on Saturday afternoon, call your agent on Monday or … (7 comments)

brookside homes for sale: Taking Those First Steps Towards Home Ownership - 02/13/12 02:26 AM
So you want to buy a home...that's exciting news!  Especially at this time, with so much inventory, record low interest rates and many homes priced below a traditional market values. But before you run out with checkbook in hand, spending hours (and gas) driving around to visit  open houses, take these steps first:
1.  Know what you can spend for a down payment.
Yes, banks require some sort of down payment to buy a house.  That can be money you have saved, or a gift from a relative, or a combonation of both.  You will need at least 3.5% … (0 comments)

brookside homes for sale: Buying an Older Home--A Few Things You Need to Know! - 11/04/11 04:31 AM
This happens just about every time I sell an older home to younger buyers, especially if those buyers grew up in a newer suburban home. After examining the house with the inspector and reading the report, they start to think there is just ‘too much wrong’ with the house. Cracked windows, ungrounded outlets, old knob and tube wiring, leaky stone foundation basement—I can see the fear in their eyes. And if Mom and Dad are along—sometimes that jmakes it worse. An inspection summary report with three pages of ‘recommended repairs’ makes buyers uneasy about the purchase.                                                                                                  Still, buyers love the charm and … (2 comments)

brookside homes for sale: In Brookside, Does The Public School System Really Affect Home Sales? - 10/10/11 03:22 AM
Like most places, Kansas City MO offers pros and cons for potential home buyers. So many of the city’s amenities are here: the Country Club Plaza, Power and Light entertainment district, several museums and theaters, the stunning new Kaufman Center for the Performing Arts, Stowers Institute, the University of Missouri Kansas City..and more. You can live in a condo downtown, or in a charming 1920s bungalow in Brookside. Negatives include a high crime rate, an earnings tax and the KCMO public school system, which once again is in danger of losing it’s accreditation. Last week, the Kansas City Star featured a … (0 comments)

brookside homes for sale: The FSBO Across the Street - 09/16/11 03:35 AM
Finally the older woman has moved in with her daughter.  I've talked to the son about listing the house, but for now they are trying FSBO during the estate sale.  For the past couple of days there's been much more traffic on the street as bargain hunters come and go.
I went through the estate sale myself and .... along with a lifetime of possessions, a long lost lifestyle has gone as well.  The beautiful linens, china, tablecloths, gloves, furs, crystal and silverware...all for sale.  At one time these items were used on a regular basis--who does that now?  I don't … (1 comments)

brookside homes for sale: The Best Way to Say "Thanks" to Your Realtor - 05/17/11 08:04 AM
This past Sunday night my husband and I went to see the movie "Bridesmaids".  I haven't laughed that hard at a movie since "The 40 Year Old Virgin" -- it's a very funny movie but with a story men and women can relate to.  The theater was packed--unusual for a Sunday night.
Since I enjoyed the movie so much, I wanted to spread the word.  I posted a comment on my personal Facebook page recommending the movie, and chatted it up Monday at the office.  Noticed the critics were raving about as well. And then I read it was the … (5 comments)

brookside homes for sale: Motivated Sellers Attract Motivated Buyers - 04/25/11 03:32 AM
Several days ago  I listed a home near UMKC.  Within a week, we had two offers.  In this depressed housing market, how did that happen?  One big reason:  I had a motivated seller.
What does this mean?  Mr Seller didn't just say he wanted to sell his house, he realized the work that needed to be done prior to listing and he did it.  He listened to my suggestions, had a few of his own, and spent the money to freshen up the home and make a few repairs.  In turn, I paid to have the house staged, made sure the … (0 comments)
