I always felt like the Brookside Art Annual really starts off the summer season of festive outdoor events, even though technically it's still Spring! Here are the details:
Hours are Fri 5-9pm; Sat 10am-9pm; Sun 11am-5pm. Free activities for kids on Saturday and Sunday; live music in the evening, and local Brookside businesses will have food booths for noshing and drink. Please do not bring pets!
The Art Annual is set up between 63rd St and Meyer Blvd, just east of the tennis courts. Watch for extra pedestrians, strollers and children in the area this weekend. It is easiest to park a few (4 comments)

It's early in the year, however home buyers are out shopping--traffic during open houses is very heavy! There still isn't very much inventory in the highly sought after $200-$350K price range -- and those that do pop on go under contract almost immediately. As I write this blog, I am looking ahead wondering if Armour Hills will again be one of the most desirable neighborhoods for buyers in 2018. Last year the average days on market for a new listing in Armour Hills was just 7, and median home prices increased 14.9% over 2016. Those numbers say a lot about how strong this neighborhood is.

Located in the former Shopgirls space at 6245 Brookside Plaza (near Foos and 5B Candles), Lady Bye opened last week and the buzz is spreading. When I stopped by, two ladies from my office were browsing in the store!

Brookside will welcome two new restaurants shortly...Brookside Barrio and Brookside Poultry Company are preparing to open within the next few weeks. Similar to building a brand new house--one can aim for a firm opening date but usually it's a fluid process, as various vendors and contractors plus new staff have to come together at just the right time before the doors open. Often a new spot is jammed with curious foodies the first few weeks, so it can be a challenge getting the service and food in sync while everyone is talking about 'the new place to eat' in our neighborhood. Home sales have slowed in Brookside, as they traditionally do this time of year. Very few sellers list their homes during the holiday season and through the cold months early in the year. It is unfortunate that Shopgirls' lease negotiations fell through with landlord First Washington Realty (the out of town company that owns a large chunk of real estate along 63rd St just east of Wornall). According to the Kansas City Star, owner Katy Hamilton wanted to remain in her longtime location at 6245 Brookside Plaza, near Foos and 5B Candle, but First Washington would not allow her to stay past the lease expiration date of Nov. 30. Shopgirls has been in business over ten years, known for it's wide variety of women's clothing and accessories that one can't find in a typical big box (0 comments)

Why do so many buyers want to live in Brookside? Not only because of the central location, charming 1920s homes and friendly neighbors...they want to be close to all the Brookside amenities: locally owned shops, restaurants, grocery, services, walking trail, bus service...it's all here in Brookside!

You may have noticed a new shop along 63rd St in Brookside: Design in the City has moved into the former Reading Reptile location. This is the second location for Design in the City; the first one is in Briarcliff.
Proprietor Mindy Diaz told me there were two reasons she chose this spot: many of her customers wanted a 'south' location, and her best friend is Pam DiCappo, who owns Lauren Alexander next door. She felt her lines of clothing and accessories would complement the other shops in the area. This is a store you will love browsing in--everything is so beautifully (0 comments)

As we get into the second half of the year...the home buying market starts slowing down. Sales have been strong this year in Brookside (list price under $450K); there is still demand, but most of the inventory is priced well over $500K. Brookside and Waldo are popular places for small business owners...I think this is the third locally owned new business I've written about in the past several weeks. Today I will introduce you to The Nut Cup, an antique and collectibles shop that opened last month at 7021 Oak, next to Eclectics.
Owner Trish Skidmore has been in the antique and estate sale business for many years. A friend approached her about selling the contents of a small two bedroom home in Raytown. Home prices continue to rise in Brookside; however the market is slowing down as is usual for the second half of the year. There is still a shortage of inventory in the $250K-$350K price range.. Here is the July 2017 Brookside single family home sales report, using stats from zip code 64113:
