As a Realtor, I do not advocate offering a price that is significantly over the posted price. (it is happening very often this spring in the Prairie Village homes priced from $225-$300K). Still, it’s all about what the house is worth to a particular buyer….and the appraiser of course! Yes, we are into June and I am just now reporting April 2015 home sales for Brookside. Next week...will report on May sales! Good news though: prices are going up compared to last year! Here are the April stats for single family home sales in the main Brookside zip code of 64113:
In April 2015, 27 homes sold in the Brookside area. The median list price was $389,900 and the median sales price was $380,000. Average days on market: 31.
In April 2015, 24 homes sold. The median list price was $350,000 and the median sales price was $3345,000. Average days on market: 37.
In January 2015, four homes sold with a median sales price of $210,000 and 23 days on market. The median list price was $210,000. Three of the four homes sold were at list price, the fourth was just $500 under list.

So, this is my first blog of 2015! I've enjoyed a few weeks off, relaxing and enjoying the holidays with family and friends. Saw some good movies, indulged in special baked treats and picked up some after Christmas bargains. I hope your holidays were warm and special.

Home sales in Brookside continue to slow down, as is the usual this time of year. When the weather gets colder, and darkness falls at 5pm...interest in home-buying slows down. Still, prices are up! Here are the home sales stats for October 2014, reflecting closed sales in zip code 64113:
In October 2014, 25 homes sold. Median list sales price was $340,000, and median sales price was $320,000 with an average of 41 days on market. The lowest priced home sold was $158,000 in Armour Hills and the highest was $615,000 in Romanelli Gardens.
In September 2014, 32 homes sold. Median sales price was $289,950 and 45 days on market. The lowest sales price was $164,950 and the highest was $2,727,420 (that’s the highest MLS recorded sale so for this year). Seven homes sold at $500K or higher, and there were two sales over $1million.

Recently I read that the Morningside Neighborhood Association plans to create a CID (Community Improvement District) to generate revenue for improvements to their Brookside neighborhood. The story in the Kansas City Star implied the proposed CID could be connected with bringing the streetcar route into Brookside. This sounded odd to me, so I met with association Vice President Ryan Loehr to find out more.

All year I have monitored Armour Hills (in Brookside) home sales stats ...and I knew the overall rise in prices would be around 10%. Now that the data is in MLS, I am happy to report I was wrong. Average home prices went up way over 10%! I will examine these year end numbers after we review December figures.
