prairie village homes: New Entertainment Complex Venue to Prairie Village? - 09/13/12 06:56 AM
Today I was excited to read about a new movie theater and restaurant concept coming to Prairie Village.  PV doesn’t have anything like this and it sounds like a great idea! The Kansas City Star reports that a couple of former AMC execs are proposing something called “Standees” using the old Macy’s home store space and Einstein Bagels. It sounds big: a 200 seat restaurant and three 80 seat theaters, with the target market being the over 40 crowd. In the restaurant, diners would watch a 35 ft long video screen above a horseshoe shaped bar. This space would be available for … (0 comments)

prairie village homes: Real Estate Agents on TV Sitcoms-When Will We See a True Professional? - 09/12/12 06:29 AM
There’s a new comedy on NBC called “The New Normal”, about a two gay men who hire a surrogate to have a baby for them. The surrogate’s mother is  played by Ellen Barkin. Loud, mean and very prejudiced, her career is...a real estate agent. Watching this show I was thinking, when will our profession be portrayed in a positive, true to life manner on TV?In the pilot, Ellen Barkin is holding an open house. A woman walks in and asks if the washer and dryer stay. Ellen barks “If it’s not on the flyer, no one knows. Just make an offer!”. … (2 comments)

prairie village homes: Why I Always Recommend a Locally Based Mortgage Lender - 09/06/12 07:14 AM
Why do I always recommend using a local mortgage lender to my clients? Because it’s been my experience that the large, national lenders rarely close loans on time!It happened again last month. (I am not going to name the bank..but you’ve heard their name). When my buyer said he planned to use Bank X because he had accounts there and had used them before for a mortgage (years ago, pre-market crash), I warned him the deal may not close on time..and then explained why.“Jeff,” I said, “here’s what’s going to happen. Your local contact will provide excellent service. She will tell … (2 comments)

Want a way to provide even more service for your clients...that doesn’t take much of your time? Arrange access to empty boxes for their move! This spring I’ve had many closings within a couple of weeks of each other. Offering the use of empty boxes from one person to another has been a great way to stay in touch during that pending phase, follow up from the last sale and provide a much needed service for all parties. One couple moves in, unpacks and has lots of boxes to stack on the curb for recycling. Another couple is getting ready to move … (3 comments)

prairie village homes: "Are We Being Too Picky?" - 02/20/12 11:47 PM
After a few months of searching for a home, that’s what these first time homebuyers asked me.  I hesitated before answering, because I did think they had unrealistic expectations.  Still, I thought about the question and came up with a few points to emphasize to all buyers when they begin a home search. Hopefully, having this conversation before starting the search will prevent disappointment later if ‘the one’ isn’t found after several weeks of looking.
1.     Don’t set your expectations too high.  It is especially exciting for first time buyers to look at homes…and especially disappointing if they feel they aren’t … (2 comments)

prairie village homes: The Population is Growing Older--What That Means for the Housing Market - 02/06/12 02:37 AM
Facts from the 2010 census confirm what we already know as we go about our daily lives: the general population is getting old. As of April 2010, there were over 40 million people age 65 and older, that’s an increase of about 15% from 2000. Other interesting statistics show the fastest growing group of adults is those aged 65-69, up one third from 2000 and in the past decade, the population of men aged 85-94 grew by one half. These numbers will keep growing as the baby boomers are now turning 65 in rapid numbers. What does this mean for the housing … (0 comments)

prairie village homes: Advice For First Time Home Buyers - 01/03/12 12:32 PM
I'm working with three different couples right now, all first time buyers.  They are well educated with stable jobs and ready to buy that first home.  They are very excited to start the process of lookng--of course, it's always fun to look at homes.  But the first step is to have a conversation with them regarding how to proceed regarding what will probably be one of the biggest purchases in their lives.
Just because the lender says you can buy a $300,000 house doesn't mean you should!  Lenders pre-qualify buyers based on gross income.  But after you take out taxes, savings, college … (0 comments)

prairie village homes: SPIN Coming to Prairie Village! - 11/22/11 04:49 AM

News for Prairie Village residents!  SPIN Pizza is coming to Corinth Square!   This is very exciting, as there is no true pizza joint in this area.  SPIN will take over the old CVS Pharmacy space and plans to open late next year.  SPIN is a locally owned and operated restaurant, and joins several other locally owned shops and eateries in Corinth Square.  It’s always good karma to support your neighbors as they bring new businesses to the area.  Thanks, SPIN, for coming to PV!
Another bit of information to pass along…the PV Police Department reminds you to protect yourself from … (1 comments)

prairie village homes: Private Insurance to Protect Your Kansas City Home Sewer Line? - 11/14/11 03:41 AM
Private insurance to protect your home sewer line? That’s what I was reading about this morning in the Kansas City Star. If you are thinking about paying for this service, there are many questions you should ask before paying the premiums!According to the article, Roeland Park and Prairie Village are offering the services of a private company that issues a warranty to protect homeowners from paying thousands of dollars if their is a break in the sewer line between the house and the connection to the main sewer line. The information is sent using the city’s logo on the letter and … (1 comments)
