Hello neighbors!  Waldo home sales have been on a steep incline this year...October figures show a decline in value compared to last year!  But it's a fluke--overall, numbers are up year to date.  Here are the details, using the Waldo street boundaries of State Line to Holmes, Gregory to 85th St:

Wonderful Waldo finished the year strong in terms of rising home values...and I will report on those stats in the latter part of the blog.  First, let's examine the figures (single family homes)  for December 2017 with comparisons to last year.  I'm using the boundaries of Gregory to 85th St, State Line to Holmes:

Like it's neighbor Brookside, Waldo homes continue to increase in value as the year comes to a close.  Homes are not staying on the market very long, and sellers are getting very close to asking price.  Here are the November 2017 single family home sales stats for Waldo, using the street boundaries of State Line to Holmes and Gregory to 85th St:

No. of homes sold:        33
Days on market:            6
The lowest sales price was $61,000 and the highest was $409,900.

Another year gone...another uptick in Waldo home sales!  First we will look at numbers for Dec 2016; then move on to a 2016 wrap up with comparisons to 2015. The figures are for single family home sales, using the boundaries of State Line to Holmes and Gregory to 85th:

The lowest sales price last month was $82,000 and the highest was $293,000.  Final sales price was just under 2% of list price.

Median sales price:          $129,500
Average days on market:    23
 
Comparing Sept 2016 to Sept 2015 finds a jump in the median sales price--however, this year more of the higher priced homes sold, raising that median price. Notice how fast homes are going under contract--within 30 … (0 comments)

Wonderful Waldo!  A popular area for homebuyers...and prices are on the upswing early in the year.  Here are the sales stats for single family home sales in Waldo, using the boundaries of State Line to Holmes and Gregory to 85th St:
