localism: Las Vegas, NV: Angel Point Update - 09/20/07 06:06 AM
Las Vegans can feel the weather changing as we slowily creep into fall (starting this Sunday, September 23).  With temperatures ranging in the mid 80's to mid 90's during the day, and well below the 70 degree mark at night, it's time to open the doors and windows!  What a GLORIOUS time of the year!
Angel Point is charming community bordering Summerlin (without the additional fees).  Angel Park is directly across the street and touts golf and tennis, as well as the usual park amenities.  Summerlin Parkway is easily accessible from Durango and will take you east to the 215 Beltway or west to the I-95.  Shopping is just around … (1 comments)

localism: NV, Las Vegas: Bits and Pieces Around Town - 09/18/07 01:01 PM
I came home from Phoenix yesterday (where it's REALLY hot and muggy!) to some AWESOME weather!  It was in the mid-70's last night and we slept with doors and windows open.  It made it up to the very low 90's today and it was BEAUTIFUL...this is why Las Vegas is such a GREAT place to live!  Nine months of glorious weather, you can't beat...the three months of heat beat the shoveling of snow any day!  Even cooler weather is predicted by the end of the week...high 70's/low 80's.  It's the perfect time to visit Las Vegas!
According to the GREATER LAS VEGAS ASSOCIATION OF … (3 comments)

localism: NV, Las Vegas: The Beauty of It - 09/10/07 09:59 AM
When most people think of Las Vegas they don't just think of 'the strip', 'easy money' and 'slot machines'...they also think weather and HOT.  I've had people even ask me if we have flowers, plants, and foliage in Nevada.  Of course we do...it may not be beautiful orchids like Florida and Hawaii grow...but Nevada has it's own beauty.  The state flower of Nevada is the Sagebrush (bottom row, middle).  My garden blooms with awesome red and yellow roses every spring.  The bushes are pretty dried out right now because of the summer heat but our experience in the past is they will … (4 comments)

localism: From Down and Out to Up and Going ************************ - 09/08/07 06:54 PM
Last week was 'one of those weeks'....it seemed like not much could go right.  It was topped off on Friday with a 'heavy discussion' with one of my good friends and my top previous client.  I love this person dearly...it was not an argument but was a heated talk and we never did come to a meeting of the minds on it (although I let her go away thinking she was right).  It's ok to think differently but she doesn't/didn't think that way on this topic.
Anyway...Friday night we had the opportunity to go out with friends for dinner and then … (4 comments)

localism: Marketing Your Home to Sell as Quick as Possible! - 09/06/07 05:58 AM
In this market where most REALTORS® have more listings than sales...marketing listings and getting them sold can be a REAL challenge, especially since there are close to 30,000 active single family listings in Las Vegas!  This is not counting new homes, for sale by owners, land, commercial and multi-family units over four.  It's important to choose a REALTOR® who will get you the most 'bang for your buck' and get out there and actively market your home!  Your pricing the home correctly (with the help of your REALTOR®) is top priority.  An over-priced listing in today's market is probably not going to … (8 comments)

Nevada Power Company's Latest TV Commercial shows how effortless it is to save money and energy.  Nevada Power Company  says if every American home replaced just one old light bulb (like the one shown on the left) with an energy-efficient CFL (shown on right), it would save enough energy to light more than 2.6 million homes for a year. Nevada Power is making the switch to energy-efficient CFL bulbs easy and convenient.  Give it a try, I just bought an 8 bulb package for $12 at Costco...that's $1.50 a light bulb.  This is less than regular light bulbs which run $2 each!  And they last longer … (2 comments)

localism: NV, LAS VEGAS: Angel Point Update - 08/28/07 02:54 PM
Angel Point is located close to many amenities...it borders Summerlin (without the additional fees) and is across the street from Angel Park, which touts golf and tennis, as well as the usual park amenities.  It is close to Boca Park Shopping with great shopping like Ann Taylor, Joseph Banks, Pottery Barn and Williams Sonoma.  Also great dining like Cheesecake Factory, The Melting Pot, and P.F. Changs.

There are currently 9 condos available (one new listings since I last wrote and one listing that has been withdrawn) and 9 have closed since the first of the year.  There is one LARGER unit (1188 square feet) to $179,900 and 8 SMALLER units (1016 … (0 comments)

localism: Las Vegas, NV: Indain Wells Update - 08/24/07 06:20 PM
Nestled in the Northwest on the outskirts of Summerlin is the beautiful 144 unit condominium complex of Indian Wells. Ten 1 and 2 bedroom condos are currently for sale in the complex.  The prices are reasonable for first time home buyers or retirees.  They are also at a reasonable enough price that an investor would probably see a positive cash flow. There is currently one condo currently in escrow and three have closed in the last 8 monthss.  Prices range from $125,000 for a 2 bedroom/2 bath, 821 square foot unit to $204,999 for the highest priced 1108 square foot unit.  The average price on the … (0 comments)

localism: Las Vegas, NV: Star Trek Convention - 08/10/07 06:05 PM
While out and about today I happened to be at the north end of the 'strip' and saw some mighty 'weird characters' wandering aroud.  Now mind you I've seen some pretty 'weird' people on the strip...from Elvis impersonators on up.  But I could not help but wonder why so many....then I noticed that the "OFFICIAL STAR TREK 2007" convention was being held at the  Hilton Hotel!   It was fun to just drive and see all the "Trekies' wandering around.
The convention is being held at the Las Vegas Hilton Hotel at 3000 Paradise Road, home of Star Trek: The Experience!  The convention runs … (9 comments)

localism: Las Vegas NV: Angel Point Update - 08/08/07 05:49 PM
Angel Point, like the rest of Las Vegas,  has come to a virtual standstill, although it is starting a 'slow crawl' back.  There are currently 9 condos available and 9 have closed since the first of the year.  There is one LARGER unit (1188 square feet) to $184,900 and 8 SMALLER units (1016 square feet) ranging in price from $169,500 to $199,999.   Yes, those figures are correct.  Why such a difference in price?
For new loan purposes the appraiser  takes into account what has closed in the last 6 months, and with todays changing market many resist going back that far and try to limit to … (0 comments)

localism: LAS VEGAS, NV: VERGE LIVING REVISITED - 08/06/07 05:00 AM

A couple of months ago I did a couple of blogs on the grand opening of VERGE LAS VEGAS....Verge is a luxury mid-rise condominium complex located near the Fremont Street Experience and downtown Las Vegas...it is part of the revitalization of downtown Las Vegas.  Expected completion is the end of 2008.
Verge Living - Las Vegas  and  Verge Las Vegas - Update
80% of the complex sold out durning the grand opening.   Below is a list of what is still available....it's NOT too late to get in on the action.

localism: Las Vegas NV: Indian Wells Update - 08/02/07 05:46 PM
Indian Wells, like the rest of Las Vegas, has slowed down.  There are currently over 23,000 active listings in Las Vegas.  That's A LOT of competition!
There are currently 8 condos available in Indian Wells, 2 have been withdrawn from the market (by the owner) in the last month. Several have reduced the price...hopefully this will get some activity on them and help get them sold.  Three have closed in the last 7 months. All have been listed for 2 to 9 months.  Why do you think the price range on these is so WIDE ($169,900 to $224,000 for an identical unit)?
For loan purposes the appraiser is going … (1 comments)
