Construction on the Venetian Causeway is still dragging on. Construction recently shifted to the south side, opening the completed northern side to traffic. Nice new sidewalks, lighting and some street parking are nearly complete.
According to Venetian Causeway Neighborhood Association head, Jack Hartog, the overall deadline for completion will miss its target date of the end of 2011 and should finish by February 2012. Hartog said that the delay is due to unexpected buried structures found at the outset of the project and FPL coordination issues.

For months we have heard about Brazilians sambaing their way to Miami to buy and invest in Miami properties.  According to the Miami Association of Realtors, 9% of Miami residential real estate transactions in 2010 involved a Brazilian buyer and their projections for 2011 are more than 20%.

It's not uncommon to hear stories of foreigners coming to South Florida and getting a great deal on a second home or investment property.
In Miami, Brazilians purchased 9% of homes and apartments sold to international buyers in the 12 months ending March 2010.  Since then, there has been a big increase in home sales to Brazilians.  Since January, almost half of all downtown Miami condos selling for over $500,000 went to Brazilians.  Buyers from Brazil also accounted for about half of the $1 million plus sales in Miami Beach.

The March real estate sales numbers are proof that Miami's real estate market is improving.  Sales of existing condos jumped to 85% in the Miami metropolitan area in March 2011 compared to the previous year and jumped to 80% compared to the previous month.  According to the Miami Association of Realtors 1,542 existing condos were sold in March, which is almost double the 835 sold in March 2010.
You may be surprised to know that 60% of closed sales on existing properties and 90% of pre-construction condo sales went to international buyers.

After the federal tax stimulus expired toward the end of 2010 the real estate market in Miami Beach cooled off but you wouldn't know that now.  The first quarter of 2011 could very well be the strongest period of time for Miami Beach real estate since the housing bubble popped.

Where did all the condos go?  Unlike greater downtown Miami, which has a plethora of unsold condo units, downtown Fort Lauderdale has virtually no remaining new condos available for purchase.
Of 5,100 units created in downtown Fort Lauderdale since 2003, only 160 new units remained unsold at the end of 2010.  This low number is surprising when you consider the lack of financing options for condo buyers.  Limited mortgage options have also significantly reduced the number of capable and qualified buyers who do not have enough cash to purchase units outright.
