miami beach real estate: Venetian Causeway Improvement Update - 12/09/11 03:55 AM
Construction on the Venetian Causeway is still dragging on. Construction recently shifted to the south side, opening the completed northern side to traffic. Nice new sidewalks, lighting and some street parking are nearly complete.
According to Venetian Causeway Neighborhood Association head, Jack Hartog, the overall deadline for completion will miss its target date of the end of 2011 and should finish by February 2012. Hartog said that the delay is due to unexpected buried structures found at the outset of the project and FPL coordination issues.
The Venetian Causeway is a popular place for bikers and runners pounding the pavement and … (0 comments)

miami beach real estate: Brazilians are Miami-Bound & Who Can Blame Them? - 09/20/11 06:54 AM
For months we have heard about Brazilians sambaing their way to Miami to buy and invest in Miami properties.  According to the Miami Association of Realtors, 9% of Miami residential real estate transactions in 2010 involved a Brazilian buyer and their projections for 2011 are more than 20%.
An estimated 30,000 Brazilians have claimed their stake in Florida as buyers, with Miami becoming their second or third home.  Brazilian buyers accounted for more than half of all downtown Miami properties selling for $500,000 or more last year (such as Icon Brickell and Marquis Residences) and almost 50% of all million dollar … (1 comments)

miami beach real estate: The Venetian Islands: Expansion - 09/01/11 05:32 AM
The Venetian Islands in Miami Beach are home to some of the most gorgeous houses in South Florida.  Rich in history, few people know about the beginnings of these Islands.  This week I will write a series of posts on the history, architecture and what could have been in the Venetian islands.
The additional four islands planned to be built along two east-west roads connecting to the Italianate themed causeway were never built.  One of these roads was planned along the current route of the 79th Street Causeway and the other paralleled the current route of the Julia Tuttle Causeway.  Because … (0 comments)

miami beach real estate: A Fendi Casa on Dilido Island - 07/21/11 05:07 AM
The sports car and speedboat racing heir to the Italian ultra luxury goods empire, Luca Formilli Fendi, recently sold his two bedroom condo in the swank One Beacon Court in Manhattan for $6.1 million.  Luca turned a sweet 38% profit on the deluxe apartment in the New York sky.
Now it looks like he may have put some of his proceeds into a beautiful waterfront home on one of Miami Beach's most exclusive islands, Dilido Island along the Venetian Causeway.  Fendi bought the contemporary 1950 home in March for $5.5 million.  While not enough waterfront to dock the 194 foot Fendi … (0 comments)

miami beach real estate: Brazilians Getting a Great Deal on Miami Condos - 06/24/11 05:56 AM
It's not uncommon to hear stories of foreigners coming to South Florida and getting a great deal on a second home or investment property.
In Miami, Brazilians purchased 9% of homes and apartments sold to international buyers in the 12 months ending March 2010.  Since then, there has been a big increase in home sales to Brazilians.  Since January, almost half of all downtown Miami condos selling for over $500,000 went to Brazilians.  Buyers from Brazil also accounted for about half of the $1 million plus sales in Miami Beach.
With the fastest growing economy over the last two decades, Brazil … (1 comments)

miami beach real estate: Signs of Hope for Miami Real Estate - 04/22/11 04:31 AM
The March real estate sales numbers are proof that Miami's real estate market is improving.  Sales of existing condos jumped to 85% in the Miami metropolitan area in March 2011 compared to the previous year and jumped to 80% compared to the previous month.  According to the Miami Association of Realtors 1,542 existing condos were sold in March, which is almost double the 835 sold in March 2010.
You may be surprised to know that 60% of closed sales on existing properties and 90% of pre-construction condo sales went to international buyers.
The fact that homes are selling for less could … (1 comments)

miami beach real estate: Miami Beach Real Estate is Hot, Hot, Hot - 04/13/11 05:41 AM
After the federal tax stimulus expired toward the end of 2010 the real estate market in Miami Beach cooled off but you wouldn't know that now.  The first quarter of 2011 could very well be the strongest period of time for Miami Beach real estate since the housing bubble popped.
While the volume of buyers has more than doubled since the bubble burst, home prices are doing just the opposite, coming in at almost half of what they were.  To purchase a single-family home in Miami during the first quarter of 2008 you would have had to fork over $310,000; now … (0 comments)

miami beach real estate: Fort Lauderdale to Sell Out of Condos in 10 Months? - 04/08/11 06:24 AM
Where did all the condos go?  Unlike greater downtown Miami, which has a plethora of unsold condo units, downtown Fort Lauderdale has virtually no remaining new condos available for purchase.
Of 5,100 units created in downtown Fort Lauderdale since 2003, only 160 new units remained unsold at the end of 2010.  This low number is surprising when you consider the lack of financing options for condo buyers.  Limited mortgage options have also significantly reduced the number of capable and qualified buyers who do not have enough cash to purchase units outright.
Why does Fort Lauderdale have a short supply?  According to … (0 comments)
