What's for sale in Maui's favorite north shore beach town?  As usual, there is not much inventory and most of the homes under $900,000 are under contract.  Plenty of luxurious oceanfront homes to choose from though if you can afford to be right on the water.

Paia Maui Hawaii 96779 - it's a small market, but it has some very high priced real estate. Currently the starter homes begin around $480,000 and the oceanfront listings start at $4,000,000 and go up over $21,000,000. 
Ocean and beachfront offerings make up about half of the real estate listings market, but not the selling market.  In the past 12 months, out of 38 closed residential sales only 5 were oceanfront totalling over $35,000,000.  While the number of oceanfront sales are low, the total dollar volume was more than half of the total dollar volume for all sales.

It's nice to see a lot of new real estate listings in the Paia area as it's usually pretty slim pickings.  Right now there are 22 listings of homes, and 3 condo listings for sale. 
Here's what's happening in the residential sector:

What's been selling up in Kula Maui this year to date? In March, upcountry sales were the biggest chunk of the Maui real estate market (excluding condos) as far as dollar volume goes.
Kula Vacant land sales since January 1, 2015: 27 Puuala St. sold for $26,000 on 1/1/15. Hawaiian Homelands Leasehold .78 acre w/ county water. 122 Kulamanu Circle sold for $310,000 on 4/2/15.
