As I'm updating some links on my eastmaui.com website today I'm noticing the active and pending listings in the different parts of Maui, Hawaii.  A few random statistics caught my eye and it's interesting to see that the oceanfront segment of the market has a lot of inventory but very few properties under contract.  It appears to be the toughest selling category, but this report does not include condos which is a whole different market.

Kula 200 is one of the premiere neighborhoods in Upcountry Maui, situated where Pukalani meets Kula, and technically it's in Pukalani but it sure feels more like Kula.  Street names in Kula 200 include: Aulii Drive; Aulii Place; Poha Place; Lealea Place; Hoopalua Drive; Welina Place and Alokele Place.

You would think there would be a lot of bank owned/REO condos in a resort area like Maui.  Considering there are thousands of condos, I'm surprised to see there are only a few REOs in our MLS.  There are probably still more coming, but for now this is what's available.
Currently there are only 16 of these bank owned foreclosure condominiums for sale, and 6 of those are under contract, leaving only 10 Active listings.

Just last week (9/14/15) a really nice parcel of land sold in my neighborhood.  I've been waiting for it to close since I have clients in the same Ho'olawa Point subdivision and everyone wants to know the sale price.  After 3 months of suspense we now know that this 2.9 acres sold for only $445,300.
