If you want an oceanfront home in Kihei Maui, the options are somewhat limited, because much of the coastal real estate is taken up by condominium resorts, and beach parks.  South Kihei Road is the main artery along the coastline, and there's a few streets that extend beyond this and offer some neighborhoods with single family homes.  Uluniu Rd. is one, and Halama St. is another.  Let's see what's happening on Halama St....

Disclaimer - it's not about building materials, but more about lifestyle.
During this past Hurricane Lane event that happened in Hawaii in August, it was a good feeling knowing we were completely prepared in so many ways.  Strong winds knocked down trees, which knocked down power lines, causing loss of electricity for thousands of homes. It seems to be a trend in this country, and maybe even worldwide, that communities are clamping down on short term rental activities in their neighborhoods. Airbnb is in the spotlight along with other home sharing websites.

Kula 200 is one of the premiere neighborhoods in Upcountry Maui, situated where Pukalani meets Kula, and technically it's in Pukalani but it sure feels more like Kula.  Street names in Kula 200 include: Aulii Drive; Aulii Place; Poha Place; Lealea Place; Hoopalua Drive; Welina Place and Alokele Place.

This is an important thing to consider when shopping for a home!  HOA dues generally don't go away, and will increase over time.  Please stop by the original post to leave a comment.
I was helping a potential buyer trying to decide what community they wanted to live and the question was posed -
    If a community has an HOA, does it stop in 20 years, or when does the HOA stop making rules for those homeowners?

The solar powered off-grid classroom in Hana Maui is the first of its kind, and was built by the young people of the community as part of a hands-on training program called Ma Ka Hana Ka 'Ike - "in working, one learns".  High school kids and recent graduates completed the classroom in time for the fall school session this year.

Just an update of the Pukalani Terrace Center in Pukalani Maui Hawaii with some pictures to show what's available for shops and services as this convenient Upcountry shopping center.

At the north end closest to the Old Haleakala Highway you've got the recycling and redemption center where you can bring in your bottles and cans for cash, or drop off your carboard, plastic, glass, etc. for recycling.
Also at this end is Ace Hardware and the Bank of Hawaii.  You can plug in your electric car here while you do some shopping or banking, and I think it's still free to charge up.

Have you ever seen a Maypole dance? Haiku Maui has one.
We were lucky to be invited to a neighbor's Mayday celebration over the weekend, where they had their 10th annual Maypole dance on a beautiful sunny day in Haiku Maui.

They had a huge pole of bamboo placed into a hole in the yard, with many colorful ribbons attached at the top. Each participant holds a ribbon as they dance around the pole in 2 directions, weaving in and out of each other. There are 8 Active listings ranging from $189,000 to $275,000.   No pending sales. Each lot is about 1/4 acre in size, and all come with a Maui County water meter. Days on Market varies from 37 days to 441 days.  The older listings are some of the original developer lots, which have all been reduced in price from when they came on the market.   2 have an ocean view.
