The monthly event to see north shore Maui homes was a good one this month.  This beautiful luxury oceanfront home in Kuau was the standout listing, and priced above $5,000,000.

Survive a tropical storm or hurricane with an off-grid home on Maui - and come out smiling.
Disclaimer - it's not about building materials, but more about lifestyle.
During this past Hurricane Lane event that happened in Hawaii in August, it was a good feeling knowing we were completely prepared in so many ways.  Strong winds knocked down trees, which knocked down power lines, causing loss of electricity for thousands of homes. In at least one location a water line was busted when the roadway collapsed, resulting in no water service to a number of homes in Haiku.  Power and water loss are … (3 comments)

I think we're experiencing another wave of REO listings here on Maui.  In Haiku alone there have been 2 new listings entering the market just this week, priced at $609,900 and $1,200,000.  So I ran a quick search to see how many, and was quite surprised at the distressed housing inventory. 
Here's a brief summary:
36 REO listings in Maui County priced from $78,900 to $1,200,000 twice as many as when I last reported in May 2017 17 are Active while 19 are already Pending and priced up to $849,900 average Days … (5 comments)

A quick real estate market update for the Haiku region on Maui's north shore...
January 2017 through May 2017 numbers:
The Haiku Maui housing market is looking strong compared to last year at this time.  The year to date statistics show an increase in the number of sales, from 28 homes to 31 homes sold January through May.  The total dollar volume of sales is also up 18% over the last 12 months.  Median sales price dropped from $742,500 to $725,000.

I'm surprised to see so many REO properties on the market on Maui.
The Maui MLS shows 52 total REO listings for sale, with 21 of those being DO NOT SHOW, leaving 31 Active and Pending Continue to Show.  Let's take a deeper look at the 31 listings.
13 are condos priced from $68,900 (leasehold) at Napili Ridge to $889,900 at Ke Alii Ocean Villas:  5 are in Kihei; 4 are in West Maui; 3 are central in Wailuku/Kahului; 1 is upcountry in Pukalani 18 are residential priced from $169,900 to $1,499,700: 7 … (7 comments)

A recent oceanfront sale caused me to write this market update for the Haiku Maui area.
30 Hale Pili Way just closed for full price of $1,295,000 - a beautiful 2 acre lot in a prestigious neighborhood with multi-million dollar homes.  This parcel had been on and off the market for over 10 years, with many price reductions and changes of listing companies.  Hawaii Life Real Estate Brokers got it sold finally!

What's for sale in Maui's favorite north shore beach town?  As usual, there is not much inventory and most of the homes under $900,000 are under contract.  Plenty of luxurious oceanfront homes to choose from though if you can afford to be right on the water.
