What's for sale in Maui's favorite north shore beach town? As usual, there is not much inventory and most of the homes under $900,000 are under contract. Plenty of luxurious oceanfront homes to choose from though if you can afford to be right on the water.

Wrapping it up for 2016, here's a quick look at the residential sales in Kula Maui last year, based on our MLS stats. What sold in 2016? Plenty of Kula homes - homes with cottages, homes with acreage, beautiful estates and simple old fixer-uppers too.
In a nutshell, the simple take away... nunber of sales are down, but pricing is pretty stable for Kula homes compared to 2015.

This past season has been very wet on Maui and it's no secret. The good side of that means we had a bumper crop of citrus fruits like oranges and lemons!
Our little orange orchard in Haiku really produced a tremendous amount of navel oranges this winter and our visitors have been loving it... making fresh juice every morning.
The lemons have also been very abundant, and of course you know what you're supposed to do when life gives you lemons.... make lemonade!
So raise your lemonade or orange juice glass and toast to this plentiful harvest of citrus fruits on Maui!

Another great selection of new listings are available in Pukalani Maui, and they were available for agents to see on Nov. 17, 2016 at our monthly meet-up and Caravan event.
I'd like to say Thanks to Fidelity National Title for organizing and hosting these meetings year after year.
We saw 6 homes for sale, all priced under $1M, and I can tell you it's refreshing to see these nice properties that are somewhat "affordable" for many people.

Paia Maui Hawaii 96779 - it's a small market, but it has some very high priced real estate. Currently the starter homes begin around $480,000 and the oceanfront listings start at $4,000,000 and go up over $21,000,000.
Ocean and beachfront offerings make up about half of the real estate listings market, but not the selling market. In the past 12 months, out of 38 closed residential sales only 5 were oceanfront totalling over $35,000,000. While the number of oceanfront sales are low, the total dollar volume was more than half of the total dollar volume for all sales.

Just a few snapshots from the Realtor Caravan event yesterday in Paia and Haiku Maui. We are so lucky to preview these beautiful island homes for sale and see first hand what makes them so special.
There's nothing quite like an oceanfront home to make you dream big! Either one of these listings would be just fine as a forever home in my books. Of course it's all about the location, so never mind what's inside, but check out the views and oceanfront pools...

Makawao and Pukalani Maui are so close together they share a zipcode. There is some open space between these two towns, and the Maui Community Plan aims to keep it that way. For now let's just lump them together for a quick market update. There have been 6 closings, including one oceanfront property that has been on and off the market for years!

Having a covered pool is sort of unusual for Maui, and here's one that's a real winner. Not only is it covered, but it's also big and deep, great for diving.

It's nice to see a lot of new real estate listings in the Paia area as it's usually pretty slim pickings. Right now there are 22 listings of homes, and 3 condo listings for sale.
Here's what's happening in the residential sector:
