I'm grateful to be selling property on Maui - to be a Maui RealtorThis wasn't my first profession, but it might be my last. I've been selling real estate on Maui since January 2000 and this is the longest stretch of a "career" I've had. Does that mean I like what I do? I think so!

Fresh new look for Paia Maui Hawaii - Dec 2015
Just some random photos from the little beach town of Paia, on the north shore of Maui. There has been a lot of new construction of commercial buildings, and a general sprucing up of some of the older shops. Here's a little update.
This new building is in behind Charley's Restaurant, in the parking lot. Still not sure who the new tenants will be.
The F. Garcia Building is getting a whole new look and total make-over. In the meantime they have a very colorful facade.

How refreshing it was to see the 4 new listings featured on the December Realtor Caravan this month. Fidelity Title sponsors our weekly events that cover the north shore, and Upcountry Maui. With nothing over $540,000 it was a stark contrast to the Paia/Haiku December caravan the previous week where nothing was under $1M. You really can't beat this part of the island when it comes to affordable housing with a friendly small town atmosphere.

What's been selling up in Kula Maui this year to date? In March, upcountry sales were the biggest chunk of the Maui real estate market (excluding condos) as far as dollar volume goes.
Kula Vacant land sales since January 1, 2015: 27 Puuala St. sold for $26,000 on 1/1/15. Hawaiian Homelands Leasehold .78 acre w/ county water. 122 Kulamanu Circle sold for $310,000 on 4/2/15. See the hint of a rainbow over the ocean, out towards Haiku? That's why we drove into Paia for lunch, and to get a little sunshine the other day.
This end of Baldwin Beach is closer to Spreckelsville, and it's great for little kids to swim inside the protected area. It's not so easy to find the first time, but worth it. There were kitesurfers off to the left catching the light breeze.

What a perfect time to snap a rainbow picture while driving up to check on my Olowalu Mauka listing on the west side of Maui. There's gold at the bottom of that rainbow, in the form of a beautiful 3 acre lot with gorgeous ocean views.

Sight Unseen or Site Unseen? What do you think?
In the real estate business we will sometimes work with clients who are ready and able to buy a property "sight unseen". It's completely understandable if they are familiar with the area, or the condo building they frequent every year.
Some may think the term Site Unseen is appropriate if the buyer hasn't set foot on the "site".
Some may think the term Sight Unseen is more fitting if the buyer hasn't laid eyes on the property.
What term do you think is the correct usage?

You're buying a home on Maui and things are going great. You found a nice house you love and negotiations led to an accepted offer, congratulations! Things are moving fast and this is the time to pay close attention. Your agent has provided you with names of home inspectors and you need to get that scheduled ASAP. There's a lot you might not understand, so be sure to ask your Maui Realtor who will be happy to explain things.

Thinking about hot sunny places on Maui, looking at pictures from Wailea It was a rainy morning for our Haiku Maui Realtor Caravan, and I got to thinking about sunnier places on Maui... Wailea, Makena, like that.

And I came across some pictures from not so long ago, with the sunny skies and blue water. Infinity pools and fountains! Beaches and shopping! What a way to spend the day. It's always sunny in Kihei and Wailea Maui, and especially the Shops at Wailea.
