This is great news for people who want to watch the surfing and windsurfing action at the Jaws surf break in Peahi. I never know what my dear old 94 year old dad will come up with next. I was visiting him in Vancouver and we sat down to enjoy a plate of seafood with oysters, he piped up with this cute little rhyme from back in his past. Now I've heard a lot of his stories and poems, and songs because those old memories have a way of sticking, but this one was completely new to me. From now on I'll never see an oyster without thinking of this tongue twister.

What's been selling in the oceanfront residential real estate market in the past year? Looking back 12 months in our MLS, here's what I find...
Sold in Kihei, oceanfront:
3016 S. Kihei Rd. sold for $8,000,000 on 8/15/16. Originally listed for $12,000,000 the previous October, once the price came down to around $9,000,000 a serious cash buyer made his move. Just a simple 2BD/1.5BA 976 sf home on a big half acre lot right on Keawakapu Beach. Great development potential!

Paia Maui Hawaii 96779 - it's a small market, but it has some very high priced real estate. Currently the starter homes begin around $480,000 and the oceanfront listings start at $4,000,000 and go up over $21,000,000.
Ocean and beachfront offerings make up about half of the real estate listings market, but not the selling market. In the past 12 months, out of 38 closed residential sales only 5 were oceanfront totalling over $35,000,000. While the number of oceanfront sales are low, the total dollar volume was more than half of the total dollar volume for all sales.

Thursday is the day we head out and preview some new listings on the north shore of Maui, in Paia, and Haiku. We convene at the beautiful Maui Country Club in Spreckelsville to exchange information and network. After the meeting we car pool or drive on our own to see the homes for sale. It was a big line up of properties priced from around $500,000 and up to $6,400,000.

Olowalu is an oceanfront community on Maui with a historically significant shoreline of sandy and rocky beaches. All of the beaches in Hawaii are public access and it's common to see people beachcombing or fishing, even camping out by the water. Beachfront properties sell at a premium and you can see why.

Not that many bank owned condos for sale on Maui
You would think there would be a lot of bank owned/REO condos in a resort area like Maui. Considering there are thousands of condos, I'm surprised to see there are only a few REOs in our MLS. There are probably still more coming, but for now this is what's available.
Currently there are only 16 of these bank owned foreclosure condominiums for sale, and 6 of those are under contract, leaving only 10 Active listings.

Last week was the usual North Shore Maui Realtor Caravan, with lots of great new listings in Paia and Haiku featured and available to tour. We get together and visit the homes and properties as a way to preview for our clients. It's fun to network and keep abreast of the real estate market.
This past week offered up some fantastic luxury homes for sale and it's hard to say which one was the best!

Just last week (9/14/15) a really nice parcel of land sold in my neighborhood. I've been waiting for it to close since I have clients in the same Ho'olawa Point subdivision and everyone wants to know the sale price. After 3 months of suspense we now know that this 2.9 acres sold for only $445,300.
