As I'm updating some links on my website today I'm noticing the active and pending listings in the different parts of Maui, Hawaii.  A few random statistics caught my eye and it's interesting to see that the oceanfront segment of the market has a lot of inventory but very few properties under contract.  It appears to be the toughest selling category, but this report does not include condos which is a whole different market. 
Haiku has 33 listings of vacant land priced from $350,000 to $12,000,000 and only 3 are pending, priced from $360,000 to $479,500 Wailea has … (8 comments)

There are great big views at Kahakuloa Maui, the "other upcountry".
Sometimes buyers are looking for a nice home in the country and they don't want to be upcountry - Kula, Pukalani and Makawao.  There's a couple of alternatives on this side of the island: Wailuku Country Estates just on the outskirts of Wailuku, and Kahakuloa which is a little further out the Kahekili Highway.

Kula 200 is one of the premiere neighborhoods in Upcountry Maui, situated where Pukalani meets Kula, and technically it's in Pukalani but it sure feels more like Kula.  Street names in Kula 200 include: Aulii Drive; Aulii Place; Poha Place; Lealea Place; Hoopalua Drive; Welina Place and Alokele Place.

What's for sale in this north shore beach town right now at the end of 2016?  Including land, condos and houses, there's a diverse selection and a big price range.  Everybody wants to live close to the beaches and not too far from Costco and the airport too.  With limited new construction in the area the supply is tight with mostly resales.

Paia Maui Hawaii 96779 - it's a small market, but it has some very high priced real estate. Currently the starter homes begin around $480,000 and the oceanfront listings start at $4,000,000 and go up over $21,000,000. 
Ocean and beachfront offerings make up about half of the real estate listings market, but not the selling market.  In the past 12 months, out of 38 closed residential sales only 5 were oceanfront totalling over $35,000,000.  While the number of oceanfront sales are low, the total dollar volume was more than half of the total dollar volume for all sales.
