Looking across at Grand Champions condos from Kai Malu in Wailea Maui
When it's tax time we go to see our tax man at Kai Malu residences in Wailea Maui. I always love to take pictures from his little yard. This is looking across to the Grand Champions resort on the other side of the golf course.
The views from his Kai Malu unit are really amazing and each year they get better! This unit is for sale and well priced too considering these are some of the best views at the development.

Makawao, Pukalani, and Kula are the 3 main towns in upcountry Maui, on the slopes of Haleakala. Sometimes when searching for properties you'll find one that seems to be in the wrong location. There can be various reasons.

What's the definition of a short term rental on Maui?
The County of Maui considers a rental term of less than 180 days to be a "short term rental". County zoning forbids an owner to do short term rentals in their property unless it's zoned for it, by way of Hotel/Resort zoning. An owner can also apply for a variance, a B&B permit, or a transient vacation rental permit.
If you sell a Maui home that has a permit to do short term rentals, that permit is not transferred with the property, and a new owner will have to go through … (3 comments)

Short term rentals now allowed at Pacific Shores condos on Maui
I have always liked the Pacific Shores complex in Kihei Maui, with its 2 buildings and swimming pool. The location is right across the street from the beach, yet there are plenty of apartments in the back building away from the road and traffic.
The Pacific Shores Home Owners Association (HOA) has recently voted to allow short term rentals which is good news for owners and buyers. Expect to see prices go up. Generally speaking, a condo that is "vacation rentable" has more value than one which isn't.
