If you want to get busy in real estate, plan a vacation! You know this is so true and there's no explantion for it. Just when you think things have slowed down in the real estate market and it's a good time to get away for a few days, then BOOM... the phone rings with buyers and sellers who you haven't heard from in a while. They want to sell their Maui homes, or they want to look at some new listings. Can't complain! This is great news. What's a back-up offer in Hawaii, and why would I use one? A back-up offer is used when a desired property is already under contract with a buyer. The sellers have accpeted a purchase contract on their home and both parties are going through the steps to complete the sale. Here in Hawaii a back-up offer addendum will be attached to a new purchase contract submitted by another buyer, in an attempt to be the primary buyer should things go off track.
