The median price of a single family home on Maui went over $1,000,000 for the first time ever, in May 2021.  It's not much of a surprise since it's been up around $980,000 already a couple of times this year.

If you want an oceanfront home in Kihei Maui, the options are somewhat limited, because much of the coastal real estate is taken up by condominium resorts, and beach parks.  South Kihei Road is the main artery along the coastline, and there's a few streets that extend beyond this and offer some neighborhoods with single family homes.  Uluniu Rd. is one, and Halama St. is another.  Let's see what's happening on Halama St....

There are great big views at Kahakuloa Maui, the "other upcountry".
Sometimes buyers are looking for a nice home in the country and they don't want to be upcountry - Kula, Pukalani and Makawao.  There's a couple of alternatives on this side of the island: Wailuku Country Estates just on the outskirts of Wailuku, and Kahakuloa which is a little further out the Kahekili Highway.

I'm not usually one to brag about my sales, but this was a really quick one by Maui standards.  With only 2 opportunities to show the unit, due to heavy bookings, it was amazing it went under contract so quickly and sold in just 65 days.  It could have been quicker but there were some delays due to buyer and seller being on the mainland and both were doing 1031 exchanges.

Kula 200 is one of the premiere neighborhoods in Upcountry Maui, situated where Pukalani meets Kula, and technically it's in Pukalani but it sure feels more like Kula.  Street names in Kula 200 include: Aulii Drive; Aulii Place; Poha Place; Lealea Place; Hoopalua Drive; Welina Place and Alokele Place.
