It's been busy times here at #kahanaridge when it comes to new homes being listed and sold. Days on the market are up and couple of homes had to lower their price to attract the buyers. There are less buyers today and they are simply no longer willing to pay the top price. Given the mortgage rates increase, volatile financial market and inflation. It’s no surprise, changes in the market are now starting to set in. This also means more balance between buyers and sellers . Time will show what happens but one thing is clear. This week we had a healthy dose of high end homes coming to market for sale.
45 -Homes are listed for sale on the West side of Maui.
18 of them are under $3Mil.
8 homes are under $2mil 
1 home is under $1Mil.  
Single family home market remains tough but inventory is going up for the high end at least and there is undeniable slow down I feel from my California team as well so we hope more balanced market for buyers AND sellers is coming your way.

We are starting to see a push back by buyers as rates are increasing. Over the last 18 months, with inventory at all-time lows, buyers were fighting and clambering to get into escrow. We are starting to see a few more properties hit the market and some buyers pushing back on paying over list price. While that was a standard practice while rates were at 2.5%; buyers are a bit more conservative now with rates in the mid 3’s. Here’s why:

Did you know that now for second year in the row the median price for single family home in Maui county reached over $800,000? This means the prices are 19.6 up compared with same month in 2018! This is our record! For condos the value slightly dipped to $496.950 a 0.6 % decrease from same month last year. Condos spiked in June to the highest mark in a decade to $522,000.
