With few homes coming on the market, post- holiday competition was intense for the few new listings in January and inventory is still less than 100 homes. We are back to multiple offers on well-priced properties and escalation clauses being used in offers to compete against the other buyer. The inventory of island Residential Homes continues to be lower than expected with 156 properties offered for sale. Currently 48 homes are under contract and 28 have closed since the first of year with a median sale price of $505,625. Several nice homes that recently came on the market had multiple offers so buyers are definitely anxious to see new houses. We have been encouraging anyone thinking of putting their property on the market later in the spring to consider accelerating their schedule and doing it now while interest rates are still good and demand seems to be relatively high.

Low interest rates, federal tax incentives combined with compelling prices prompted buyers to make offers. Average SOLD price was $638,688. Average time on the market 100 days. A housing market rebound seems tenuous following the expiration of the home buyer tax credit, and consumer confidence remains weak due to lackluster employment, but David Stiff, chief economist at Fiserv, says the bottom is near. Home prices in the U.S. have declined 29.5 percent over the past four years, according to the Fiserv Case-Shiller Indexes. Bainbridge Island Real Estate Update For April - 2010Our market at a glance shows 45 residential home sales this year to date. Compared with 32 sales for the same time period in 2008 and 34 sales in 2009 this is an indication of the modest growth that has been forecast for 2010. It seems that everyone I talk to asks how our Bainbridge real estate market is doing. Home sales have remained steady through September and October. Inventory fluctuated in the 250 active listings range with around 30 to 40 under contract for an average absorption rate of 16%. Not exactly the 28% rate of early 2007 but much better then the 8% to 10% rate of late 2007 and 2008. Is it still a buyer's market?
