The Uptown area of New Orleans has properties selling like hot cakes.  No inventory with average prices up slightly and median prices up significantly.  Multiple offers, no contingencies and over ask selling prices are common.  The following charts are for residential properties in the Uptown area.

market reports: The Problem with Market Statistics in this Market - 07/09/08 12:39 AM
The problem with the market reports that are posted on various blogs is that they rarely give the full story as to what is going on in the local housing market.  There are short sales and foreclosures that are closing way past an expiration date on the multiple listing service.  There are foreclosures that are also not being registered on the MLS.  The problem with market reports is that your personal circumstances are not factord in.  What good does it really do you to know that prices are down, we all know that prices are down.

There is an old adage "garbage in, garbage out".  This applies to a lot of things in our lives but mostly I am concerned with what it means vis a vis the statistics from the Westchester MLS.  Every quarter we get a statistical report summarizing, with lots of graphs, charts, year over year over year stuff.  We do not have cumulative days on market in Westchester County.  I do believe that there are legitimate reasons to cancel a listing, withdraw a listing, temporarily withdraw a listing and then place it back on the market.  I also believe that some agents are … (4 comments)

I have gone on several listing appointments in the last few days.  I am beginning to see a pattern of disbelief on the seller's faces. It is impossible to read the newspapers or watch the news show without hearing dire reports of the housing market.  Talk about over saturation of a subject.  To me it is like listening to the weather reports sometimes they get it right, mostly they don't and listening to it is not helpful so I don't.  I am going to stop listening to all the predictions and pollsters.  If you watched what happened in New Hampshire primary last night you saw every news reporter talking about the demise of Hillary Clinton's campaign and all of these reports were backed by poll after poll … (3 comments)

Some statistics about the market in Ardsley, New York.  The beginning of a New Year is always a good time to gather "starting" statistics for the coming year to work from.
The median sold price for a single family house in the Ardsley School District in January, 2007 was $706,000 and the median sold price for a single family house in December, 2007 was $622,000. Hmmm.
The average sold price in the Ardsley School District in January, 2007 was $776,750 and in December it was $622,000. Hmmm.
