I would imagine that this is going to be somewhat of a contentious subject, but here goes.  My team is currently in the middle of a transaction where we represent the buyer.  The home is listed by a broker offering very limited services (MLS Listing only) to the seller for a very low flat rate.  The listing agent's comments in the MLS state that all questions and offers should be directed to the owner.  This appears to me to be a direct violation of Standards

Just when you think things can't get any hotter in Austin, surprise!  While we are far from a bubble here, inventory is just plain hard to come by.  Let me relate 3 instances of what we've been dealing with recently.
 Windsor Park- A listing came up that looked to be a good deal.  With the market heating up like it has been, we knew that there was no way that we could offer full price and have any hope of getting the home.  As time was of the essence, I wrote up the contract in my name with an "As Assigns" in the … (2 comments)

Here is a question for all the agents and brokers out there. 
Recently this has started happening to me.  A buyer that I may or may not know, goes to a production builder's new home community and finds a home-all on their own. 
Then I get a call from the buyer saying "I've found a home and want to put you down as my Realtor.  I want X percent in return for doing all the work". 
Does this happen to you?  What is your response?

After hearing so much about Active Rain, I'm making the plunge and joining the ranks of everyone here.  I've had a little blog going on our website www.AustinAPlusHomes.com for a while now.  So, I thought I'd see what benefits are offered by moving the blog over here and becoming a more active blogger.
