Renovation loans are great but not all contractors are doing their job
Did you ever have a contractor on a 203k project that really impressed you? Everything about them was great. Well funded, great demeanor, just all around a great company to have on your projects. 
Then something changes, one after another the jobs they are on are falling apart, they no longer satisfy the clients, none of the clients. Not just your clients but all of their clients.
We sometimes recommend contractors to clients that have shown responsible behavior in the past, that is no indication that they will continue to do so … (5 comments)

We were completing a 203k project a while back and the contingency reserve hadn't been used at all. The contractor stayed on budget... that is a first, just kidding. 
The home owner called me and said the contractor had agreed to paing the entire exterior of the home for the money left in the contingency. Would it be okay to do that? Sure thing.
The criteria is that the use of the contingency money must result in a dollar for dollar increase in value versus the money spent.

Yesterday I was invited to join Allen Moore of Mason McDuffie Mortgage in Berkeley for a tour of fixers. We met at one and for the second time in my life I saw a home that is not a likely candadate for the FHA 203k program. It was a very small duplex so right away it needs to be larger for FHA financing. The thing that caught my eye was the 3 x 3 studs on 48" centers and only 3/4" plywood where one side was the inside wall and the other side was the outside wall.

Wow, just talked with a contractor on a Berkeley project. $50,000 rehab is costing $3,700+ for permits.. you would think they were selling the house. That is 7.4% of the renovation costs and people think the consultant makes too much at 1%. On top of that they won't take a Lowe's or HD kitchen layout, they have to have a certified engineer or architect draw them plans. The home must be made "GREEN" which includes light fixtures that cannot have screw-in bulbs that are fluorescent but they must be the type that cannot ever be replace with an incandescent bulb. That last post I did was about appraisers and the 203k, they were going way beyond their scope of work.. today I received a call and it sounds like the appraiser missed basic things that are likely going to get him fined if he is lucky and possibly loose his license. This was a 203b and the appraiser failed to make typical observations. In addition a home inspector failed to note those same deficiencies. On top of that the seller, a bank owned property, used a simple and typical disclosure that they never lived in the home and don't know anything.... … (0 comments)

Wow, can you believe that we have a home with a foundation and sub floor and it seems that the city it is located within "regards this as new construction" and with that comment we have to convince HUD that this is a typical rehab project. With a simple comment from a city official all is lost... I hope not.
