This is the French Quarter nears where we stayed. Look closely at the gutters then those two pipes, one on each side which caught my eye. The FHA 203k is alive and well in Charlotte NC The FHA 203k loan guarantee program is actually alive and well all over the USA but it isn't the only renovation loan out there. If your client has more than 3.5% down payment the Fannie Mae program called HomeStyle® Renovation Mortgage may be a better option. If your client is putting a 20% down payment there is no PMI (Private Mortgage Insurance) which can save them several hundred dollars per month. I recently went on a listing appointment and the house is beautiful. Everything looked great until they showed me their 3 car garage. As soon as they opened the door from the kitchen to the garage you could smell cigarette smoke. It really smelled bad.

I see lots of different designs but here is one in Berkeley that appears to be a little unique It might be fun trying but can you imagine having the appraiser say it conforms to the neighborhood? LOL, I'm laughing because some would say that. I've passed by this home a hundred times and each time it gets my attention. I've not seen one like it before though I have seen a good many odd looking houses. This weekend is a Charlotte weekend lots of draws today. I love these draw inspections. What is a draw inspection? Once your 203k project gets underway and work begins it won't be very long before your contractor wants to be paid. They just need to put a call in to the consultant who will typically perform the draws on the project. The concept behind the 203k originally was to "Spread the Wealth" therefore you can't be the appraiser and the consultant, contractor, or the lender, etc. Taking that a step farther when you put a 203k project together and are putting the work out to bid... make every attempt to use contractors who are in the neighborhood where the home is or hire from that neighborhood. An investment in a home is a big investment.
