When is a Feasibility report warranted for the FHA 203k program? A buyerI hired a consultant out of state and for one of our lender clients. We (the borrowers) provided a contractor's bid as their "wish list" with the entire project laid out and ordered a full consultation. The consultant they hired become invisible, no communication, none whatsoever, they tried to find out if the inspection had been set up... finally the consultant called to say he had completed the inspection, A week or two later the "consultant" turned in what he called a Feasibility Study, which they didn't ask for. How about a Streamlined “k” to save the day? I hear horror stories about home values continuing to drop in many areas. So you have a deal and it is going through the process. There isn’t very much wrong with the home maybe a broken window or two, or dated or stained carpeting, but the seller is okay with you buying it “as is” and they have reduced the price a little to compensate you for the damages. I've been doing FHA 203k Consulting since 1994 and it seems that each year we open the eyes to a group of Realtors and agents only to hear "where has this great product been all these years?" That is hilarious to those of us "in the know" about the program. When I visited a home inspection group to get some help for my business as an FHA 203k consultant I met an old friend that I had trained in 1995. Sorry I have been slow to get back to you with a new blog post. I've been writing for a couple national companies for some "all new" training programs and seminars. I received a call on a property the other day wanting to know if a retaining wall could be replaced with the FHA 203k loan program... absolutely. Keep your ears open and remember that you can even create handicap access, ramps, wider doors, bigger shower stalls, whatever it takes. improvements to the structure is no problem. These and many more repairs are within the scope of work for the 203k loan guarantee program.
