Hey guys and gals. If there is anyone out there thinking about becoming a 203k consultant in Northern CA... contact me. I'm going to take on a few associates and personally train them on the job. The 203k is a peculiar product. Since I have been active in the 203k it has been what I call a "sleeper". A mysterious product that everyone can tell you about and no one can give you specifics. As in any product the problems always are what is talked about and you seldom hear of the successes... they are boring for the most part yet are much more typical than the problem properties. The streamlined k is a great tool but if only do the streamlined k and not the full 203k you run the risk of loosing some loans from time to time. Using a plan review is also a great tool because the plan reviewer or consultant can find things that if the appraiser found them would trip the streamlined k to a full 203k. We just had one that was a streamlined k that became a full 203k. When I went to inspect it I found the home next to high tension tower. Agents beware. If you're selling a home next … (1 comments)

Contractors looking for more work should consider the 203k. Just go to the HUD web site and search for consultants. Let the ones in your area know you would like to bid on their future projects. you might be surprised. We just put on a contractor info seminar in Columbia SC to the rehab or remodel contractors group within the builders association. FHA 203k construction bid It is interesting how a consultant turns in a bid specification to contractors to obtain the "contractor's" bid and then while going over it for "reasonableness" cuts the contractor's numbers considerably... Hey guys... wake up. It is our job to determine if it is reasonable not to tell the contractor what it has to be. What are your choices? Get more bids... you may find out that YOU were wrong and all of the contractors bid this job higher than you did. The 203k is an excellent option for getting handicap access to a home. Ramps, wider doors, improving access to showers, etc... all these repairs can be added to your 203k scope of work. If your client is looking for a home and finds it but it needs work for accessibility... the 203k is an option for you. Appraiser should remember that you can't add or remove value for handicapped access.

I really enjoy speaking to Realtors and agents in groups. I like to ask them if they ever get a client in their office that tells them they have no down payment... they all say "Yes" then I ask "do you send them out the door quickly?" and the laughter is overwhelming. I then ask them to take the newest agent in their office and send those would be borrowers to them instead of kicking them out the door. then I ask if the new agent will just bring those people to one of our FREE open to the public seminars and … (2 comments)
