now and then you hear about a 203k loan that went wrong.
I'm not going to sugar coat anything here but most of those could have gone right had they been working with a "TEAM" of experts who know what they are doing.

I received a call yesterday on a client I've been working with to get all of their Streamlined "k" inspections and they blew me away yesterday with the revelation that I was effective. Been getting a lot of calls on this subject of late so I thought I would offer some insite on selling the 203k loan program.
1) This is a renovation loan product. What would you compare it to? Any other renovation loan product. In my opinion it is the best rehab loan product on the market. What are your options? You could purchase a property that needs work, close the loan, then go find the money to fix it up. I just was told by a RE agent in Solano County CA that they don't do FHA because properties are worth more here... and FHA is only for homes under $200k. Wow. 
IN fact here in Solano County the FHA loan limit for a 203k is actually $557,500 and includes the needed work on the home... isn't that interesting. What would happen if we searched the MLS and FSBOs looking for homes that haven't sold in over 120 days. They would likely be the ones that need TLC or lots of work. Last night in Roseville was a success. First seminars are not always the best attended in an area and Paul was able to get a nice crowd there of about 22 people. Did you all get to see that  FHA 203k and Streamlined k webinar? Interesting. They emphasized the mixed use and larger multi family like 5-6 units that could be turned into 4 units. If you are in Berkeley or Berserkely as I lovingly call it from time to time you CANNOT remove units in production from the rent rolls. If you have a 5 unit building and want to turn it into a 4 unit building you must be sure you add another unit somewhere in the city limits to offset the one you are removing. Had an old friend buy my lunch today. What a treat. Pam was active in the 203k for many years as a retail lender then went into the wholesale end of the business. Now she is creating a new 203k team as a Broker. I'm happy to say I've been invited to be on that team and proud to be. I think they will do very well with her at the helm.

Got a call from a new consultants in Ft. Lauderdale who had two loan referrals and didn't clearly understand how to find a lender - guys...and gal LO's out there.
 
If you are a 203k lender in the Ft. Lauderdale area... you need to let us know. it is reciprocal so expect to throw some work their way as well. I was able to hook them up within a few minutes but if you want to be on that list regardless of where you work please let us know.
