realtor: Here We Go Again - 04/05/08 02:16 PM
I am wondering if the rest of you get tired of reading, or hearing, all of the negativity in the news?  Sure, the economy could be better, but it's not like we need to go jump off of a bridge either.  All I seem to hear is how bad the housing market is and how home prices are dropping like a rock.  I find that funny because people are still calling my office, still stopping by and the agents I work with are selling lots of homes.  But we never hear that do we?  No. It is always the negative … (0 comments)

realtor: Thinking Outside The Box - 04/03/08 05:16 PM
What is the number one thing needed to get your home sold?  Money.  It is that simple. Now I am sure that you already knew this but it is worth pointing out for a few reasons.  How many home flyers and advertisements do you see that tell you all about the home.  Square footage, price, how many bedrooms, bathroom and all the goodies.  However, most of them fail to mention the most important thing, money.  They mention the price of the home but no options on how to get a loan for it.  Perhaps some mention a payment and an … (0 comments)

realtor: Did You Know? - 04/01/08 09:35 AM
I recently read some information on the pricing of homes and the effect that it has on the market conditions.  Think about this for a second.  Let's say you want to sell your home and you think it is worth $300,000.  I come to you with all of the data and show you why your home is only worth $289,000.  For whatever reason you don't believe me and end up listing your house for $300,000 with another company.  So what have you just done?  You and the Realtor you have chosen to work with have just put an overpriced home … (0 comments)

realtor: Interesting - 03/04/08 05:05 AM
If you have read my blog or know me personally, you will know that I am huge on education.  I always try to make sure my clients know more about real estate after they have done a transaction with me.  I want them to understand what is going on every step of the way.  Why?  The more they know, the better decisions they can make.  More importantly though, hopefully they will walk away with a bit of financial knowledge as well.  Now while all of this sounds good, not of it will happen if the client does not wish to … (0 comments)

realtor: Details!!! - 02/25/08 04:35 AM
I saw a statement on the web this morning that made me a wee bit angry.  It read, Existing Home Sales Hits 9yr. Low. This statement is an eye catcher for sure and I wonder if it was just used to get attention.  If you look at that statement, you will find very little fact in it.  First off, which 9 years are being compared and secondly, what part of the world are they talking about?  Most likely the US, but what if they are talking about a part of the country that is having different circumstances than the rest of … (0 comments)

realtor: Market Update - 02/21/08 07:55 AM
Good afternoon. Today I will be touching on the subject of market conditions for the Gresham, Oregon area.  These numbers are based on January 2008 numbers.  First off let's look at the average market time for Gresham.  It was 80 days which means you home will take an average of 80 days to sell.  Next thing to look at is the average sales price which was $249,600.  There were 1,022 listing on the market and 360 new listings went on the market.  The appreciation rate was 4.4%.  This gives you a general idea of what the market was like for that … (0 comments)

realtor: Did You Know? - 02/20/08 01:42 PM
If you could have someone find a house for you free of charge, you would certainly have them do it for you right?  Who wouldn't want someone to send them house via email, set up the appointments for them to look at the homes and then write up the contract to buy the home all free of charge!  Does it sound too good to be true?  Probably, but in all reality that is what I do.  As a Realtor, if a buyer comes to me and wants me to help them find a home, it will cost them nothing.  I will … (2 comments)

realtor: The Everyday Question - 02/17/08 05:03 PM
As a Realtor I get asked the same question daily.  How is the market?  In the past I have blogged about the market time and other details that effect market conditions.  It is always a good idea to keep these numbers in mind when you decide to buy your home but there are things that can effect these numbers.  One of the biggest of course is the price you decide on when you list your home.  When you first decide to sell your home and a Realtor puts it on the market, the interest is highest when you first list it.  … (0 comments)

realtor: Attention Buyers - 02/15/08 05:06 PM
If you are looking at buying a house, now is the time!!! How many times have you heard that in the past week, month, year?  I am guessing very many.  So is it the right time to buy?  Well, it all depends on what is important to you. I am guessing that a good interest rate and a good loan are probably high on the list.  Well, the rates right now are rather low.  Of course good credit always helps to get you the best rate.  Another thing buyers have in their favor is selections.  We all want lots of choices … (0 comments)

realtor: Learning - 02/14/08 11:35 AM
Today I went to a class that talked about Real Estate Law.  I attend various classes every year and love doing so.  As a Realtor, I am required to have 30 credit hours in different courses before my licenses needs to be renewed.  This time frame is two years.  It is amazing the variety of topics that are taught to me as a Realtor.  Today we had a guest speaker who was a lawyer and talked about one of his cases.  These types of classes are especially important to me as it teaches me how things like Mediation and Arbitration are … (1 comments)
