The purpose of this website is to give home owners who are dealing with some kind of hardship or distress information on all of their options in lieu of Foreclosure. "Should I make my mortgage payment?" This is question that I have been asked many times by property owners considering doing a short sale. My first answer is always the same. I let them know that I am not qualified to give that kind of advise and that they should consult their financial planner, tax advisor and/or attorney for this kind of advice. The type of home owner asking this question is often the honest, hard working, responsible citizen type of person that really just wants to do what is right. I have received many calls from homeowners who are underwater on their mortgages and/or are having trouble making their payments due to job loss or rates that have adjusted too high to be affordable. The first place I direct distressed homeowners is to the free HUD hot line, HOPE NOW. The website is http://www.hopenow.com/ and they offer free counseling to homeowners. You call also call 888-995- HOPE. This is a government sponsored site and there are no fees. The HUD counselors can listen to your story and offer you guidance as to your options. As a former educator, I place a high value on continuing education and have made it my goal to continue seeking advanced training and education in my field. I have just enrolled in the CDPE training in October in San Jose, CA. This course has been highly rec commended to me by a my Real Estate Business Coach. CPDE stands for Certified Distressed Property Expert. I already have quite a bit of experience with working with buyers and sellers on short sales and foreclosures in Santa Cruz County. short sale: Santa Cruz County Short Sale: Represented Soquel Seller

I just recently closed another short sale in Soquel, which is located in Santa Cruz County. In this transaction I represented the seller. In this case the seller had purchased the property (though a different Realtor) at the peak of the market in 2005 for $729,000 with a first loan and a second loan through Chase. We just closed at $540,000 which is about a 25% loss for the bank. The two biggest challenges in selling this home was getting the bank to be realistic on price, and finding a buyer that was willing to be patient enough to wait for (0 comments)

I recently completed a short sale in Capitola, in which I represented the sellers. I had read a lot about short sales, taken classes on short sales, and listened to stories from veterans on short sales. Like anything in life the best way to really learn something is by just doing it. In the current market, "short sale" is becoming a very common term. Sellers are using short sales as a strategy to get out from under a property that they can not afford to keep and the current market value is less than what a buyer is willing to pay. It (1 comments)
