Wondering how the housing market is doing?
 
The "average" sales price of a home in Frisco as of September 2011 was $304,811 compared to $283,462 in September 2010.
 
The average days on the market as of September 2011 was 85, which is a two day increase compared to the same time last year.
 
As of September 2011, the inventory of homes was 940 compared to 1,421 the same time last year, wow, homes are selling!
 
Finally, as of September 2011, there was 3.9 months of inventory compared to 6.0 months the same time last year!

Frisco citizens, be advised that the City of Frisco will activate Stage 2 Drought Restrictions beginning August 19, 2011 throughout the Frisco, TX area! The link below provides further information as well as mandated lawn watering days, which will be limited to two days a week between certain hours. In addition, a form is provided so that citizens can report water violators, such as those who like to water in the middle of the afternoon!

If you are a buyer and you think about it, this should be a question you put a lot of thought into! Consider also what you expect from your real estate professional when it comes determining an offering price.
 
Here is what I do to help my clients in their decision as to what price to offer. The first thing I do is prepare a comparative market analysis to determine what I think the fair market value is of the home. I have heard varying stories over the issue of “to preview or not preview” a home prior to showing it to clients. Personally speaking, I refuse to show my clients a property without having first previewed it myself; this saves my client time and it lessens the amount of homes that I need to show them, because the homes I actually show them meet their home-search criteria. Yes, I know this takes time out of my day and it burns gas as I drive from property to property; however, I figure I can burn the gas previewing or burn even … (8 comments)

If you plan on selling your home, whether it be a “For Sale by Owner” (FSBO) or with a Real Estate Broker, I would like to offer a couple of pointers that may help you get into the right mindset before listing your home. You may have read it all over the Internet by now that Frisco, TX has been named the fastest growing city in the United States. What does this mean in terms of future growth, you ask? Well, according to the City of Frisco website, the estimated population of Frisco as of July 1, 2011 was 121, 759 and Frisco barely over 50% built-out. But don't get scared, city planners have done an excellent job over the years preparing for this growth.
