As we know, many people sell their home for a variety of reasons and no matter the reason, there is usually a level of anxiety associated with selling a property; I know, I have been in that situation more than one time during my military career. Many sellers allow their home to be held open (open house) as another means of attracting potential buyers.
 
We as real estate professionals should go out of our way to ensure a very successful open house and some of the many things we do to prepare are, but not limited to:

“If the door won’t unlock, wiggle the key!” Are you serious? This is what was actually posted in the showing instructions for a home I was going to preview.
 
Here are some other unbelievable showing instructions:
 
1. If the front door won’t unlock, try the back door.
 
2. Let the dogs back in the house before leaving.
 
3. No showings before 11 a.m.
 
5. Call the seller to set up a showing appointment.
 
6. No showings before 10 a.m. on weekends.
