There are a lot of anniversaries to celebrate: weddings, relationships, baby’s first steps, divorce settlements, your first BMW, and the list goes on! I wanted to make a special announcement about my greatest love – the one year anniversary of my brokerage, Rich Kids Real Estate. Be prepared, as this is going to be a long entry!!!! I developed the Rich Kids brand under the corporate umbrella of Keller Williams BH in 2009. Having gained quite a bit of name recognition, I became a broker and turned the brand into an independent brokerage on June 8th, 2011. I could not have asked for a more blessed year in terms of business, opportunities, and just an endless list of amazing personalities who I have met along the way. People often will see the success of my business and ask how it all came together so quickly. There is no explanation other than to say that I have worked my ass off for many years and continue to do so every day. In case you are just dying to know the back story, here it is! I started out as young agent at Coldwell Banker Beverly Hills back in 2004 where I had absolutely no clients. I would literally walk up and down the streets of random neighborhoods “door knocking” to get listings (per CB University’s suggestion) which usually resulted in said door being slammed right in my face, dogs chasing me, and once even having a 10 foot automatic gate lock behind me where I had to climb a massive iron fence in Prada loafers with little tread (the “boys” are still in tact, don’t worry) to escape. My father was kind enough to give me about 1.5 years of support, but eventually I had to sink or swim. Money was tight – Oodles of Noodles and dollar beer happy hours were pretty much what I lived off of. A wonderful real estate agent by the name of Michael Collins (still a very successful agent at Coldwell Banker BH) saw how hard I was working and hooked me up with a friend of his looking for an assistant! I assisted a major celebrity power agent from whom I learned an incredible amount from (I still idolize her and look up to her to this day)! THANK YOU, MICHAEL and A (I know you like your anonymity). The next stop was the elite brokerage of Hilton and Hyland where I exclusively sold the wildly successful Rob Clark, which had just been converted from apartments to condos. People will often reflect back on “their big break” in their career, which I can say for me that this opportunity was. It was back breaking work – 6 days a week, 1 day off, no free weekends, full throttle…and I loved every second of it. It was an awesome gig and I felt so lucky to have had it. I think that really instilled in me that to be successful in real estate or anything in life, it’s a 24/7 venture. The economy collapsed as my last deal closed at The Rob Clark in September 2008 (won’t forget that day), which gave me quite a bit of time to develop the Rich Kids brand. I’ve written all the content myself, every blog entry, and article. I started a daily blog column called the “Hot Prop of the Day” which was where I showcased other agents listings that I deemed to be a great value. This was an important marketing tool as I didn’t have any listings of my own yet to showcase. Those blog posts brought me my first “Rich Kids” client who took a chance on me/my business and the rest is history! The moral of the story. Do what you love, stay resiliant no matter what, listen to feedback but follow your instincts, and take risks with new ideas or concepts. The only failure is not trying! My goal for Rich Kids Real Estate: The Brokerage was/is to provide the absolute best service possible to my clients, closely mentor new licensees who I believe will be stars one day in the industry, and to not only sell my clients the dream property, but the life to go with it. Rich Kids has become a sort of social network unto itself, which I am quite proud of. I also wanted to be highly involved with every step of the buying/selling process. I take on fewer clients so that I can really be there for them. Someday I may have to find a balance with that but it will always be relationships first, money second. I have found this to be way more rewarding and the money tends to just follow. I have to say, I think I have achieved that in this first year! When you do what you love, it’s hard to not be constantly thinking about work. With that said, my mind is constantly coming up with new ideas to create an even more unique and special experience for the Rich Kids Clientele. There is the old adage that states “if it ain’t broke, don’t fix it”. My mantra has always been “if it isn’t broke, break it and make it even better”. I never like to look back because as I see it, we are only as good as our last transaction. However today is all about celebrating what has been achieved over the last year. I don’t think any entrepreneur ever really takes the time to think about their achievements. Instead I think we always focus on what we could have done better and what we need to do next. In the spirit of today’s anniversary, I wanted to share with you a few sales that have meaning to me in one way or another as well as the progression of the sometimes controversial Rich Kids Ad campaigns. I have gotten a kick actually seeing them side by side as I reflect on this year! Much like a proud parent, there are no favorite properties but there are a few sales this past year that I wanted to showcase: 8180 Mannix - Stunning/8180 Mannix Dr - Car-Mageddon Pool Party Open House 8180 Mannix Drive, Los Angele, CA 90046- “The Wow Factor” – List: $1,499,000/Sale: $1,485,000- This was one of the slickest homes I have ever seen. The buyer bought it completely furnished and my seller put his whole heart into creating this masterpiece from scratch. This was just a show stopper of a property. Explosive city view in the front with an infinity pool spilling into the canyon in the back…what more can I say! Whether it fit your lifestyle or not, everyone’s jaws dropped at this million dollar marvel in the hills off of Laurel Canyon. I will never forget the infamousCar-mageddon Pool Party Open House that my client was cool enough to let me throw! Hey – we got a buyer out of it! I think he would have purchased my other clients with the house if he could! 1494 North Kings Rd - Elegant, Timeless 1494 North Kings Road, Los Angeles, CA 90069 – “The Legacy – Charlie Chaplin’s House” – List: $1,725,000/Sale: $1,650,000 – There was so much history to this home. I sold this to a young guy who lives throughout the world. Prior to him coming to LA, I saw this property and knew it was the one. If memory serves, we literally wrote an offer the first day he was in town. It was originally owned by Charlie Chaplin. From there it has an amazing Hollywood Pedigree. Robert Downey Jr. resided there during the filming of “Chaplin” where he was nominated for an Oscar. Sarah Jessica Parker, and Kelly Osbourne were also residents. Aside from it’s lineage, this is absolutely a spectacular piece of Spanish architecture done beautifully. My client just competed a stunning further renovation with media room, swimming pool, and deck with killer city views One of the Most Significant Pieces of Architecture in Los Angeles 825 North Kings Rd #15, West Hollywood, CA 90069 - “The Steal of A Deal” – List: $734,900/Sale: $734,900 - I have been in love with this Lorcan O’ Herlihy original for quite some time. If you live in or know the West Hollywood area well, most people are familiar with this iconic and in my opinion, one of the most architecturally significant buildings in the city. Lorcan has a knack for creating unique design aesthetics that literally pop out at you when you drive by. When Lorcan makes his presence known on your street, the area is automatically catapulted to another level. I would say that this particular building is the crown jewel of his work. This was an REO sale that was quietly announced over a holiday weekend last summer. Upon notice, I hopped a flight from visiting friends on the east coast, went straight to the lockbox on this property, and my clients stole it for a killer deal, 20 day close. I could sell it for over $1 million right now! All I can say is "WOW"... The Terrace Overlooking Beverly Hills at Night 447 North Doheny Drive #3o1 , Beverly Hills, CA 90210- “Rich Kids Get What Rich Kids Want…Now – The 5 Day Escrow” – List: $1,650,000/Sale: $1,500,000 – This sale was so “Rich Kids” and an uber significant one for two reasons: 1) This was a record breaking sale for me in terms of the closing period. My young client immediately fell in love with the property and we recorded within 5 days from acceptance of offer – my fastest escrow period…ever. 2) I had the opportunity to work with the most accomplished and recognized residential developers in Beverly Hills (if not the world), Brian Adler. Brian has made his mark on the Beverly Hills real estate scene in numerous ways since age 21, but is probably best known for developing the ultimate in gated living chic, Beverly Park North and South. If you are familiar with the Real Housewives of Beverly Hills, Adrienne Maloof and Lisa Vanderpump both reside in Beverly Park. (average sale price is roughly $23,000,000). Brian took this vision of opulence and superb craftsmanship to his newest incarnation, La Terrasse in Beverly Hills. Now for the ads which is where I get to have a lot of fun creatively. I wanted a very different type of real estate ad that I felt gave a pictorial view of the Rich Kids brand and lifestyle. Again, I don’t just sell you the property, but also the life to go with it. The first one was with my agents and a couple clients. I had no idea what I was going to use it for. We grabbed some clothes and returned them, hired a fashion photographer, and shot it at Mannix (that view is now photoshopped). It’s a rainy day here in LA, so I thought it was the perfect opportunity to update my sales over the last 10 days. I am sorry for slamming my subscribers with constant updates but when it rains it pours (literally and metaphorically). It’s the perfect day to sit inside with a large mug of coffee and get caught up on things such as blogging. While many people outside of SoCal hate days like these, many of us Angelenos appreciate them quite a bit. When it is sunny and 75 every day, one feels guilty about being indoors. Even my clientele prefer to cancel showings when it rains. We are spoiled, what can I say? I am not going to lie, this property took quite a while to sell. What I have learned about listing in a full service buildings is that there is a very specific audience for the unit. The buyer has to be willing to pay roughly $1000/month in HOA fees and truly want the high rise life style which is somewhat atypical for Los Angeles. What is dynamic about Shoreham is that it os one of roughly (not exact) five or six full service buildings in the city of West Hollywood and 1 of 2 north of Sunset. From what I understand, there was a moratorium placed on large high rise dwellings in the 70′s as to not mitigate the views of homeowners purchasing in the rapidly appreciating Hollywood Hills. To the benefit of the homeowners but perhaps not to the agents, Sunday open houses aren’t allowed nor signage. Does that stop that Rich Kids? Hell no! Just Sold: The Rob Clark, 141 S. Clark Drive, BH Adj. - 1br/1ba Short Sale - List: $295,000/Sale: $312,800

Rich Kids has been slammed this winter, which has been such a wonderful blessing. With that said, I excited to share my newest sale which was a real steal of a deal and a double banger, if you will (that goes out to my friends GC and RG at GB) at the Rob Clark. What was especially dynamic about this sale is that although I have done many short sales, I took it upon myself to also be the negotiator on the deal directly with Wells Fargo. Side Note: A short sale is when the owner is underwater on the property and needs to unload due to financial hardships. Many people who bought during the boom of 2005-2008 got hit with this problem. When the owner can no longer afford their payments or life circumstances change, they will ask their lender about the possibility of short selling. The lender essentially grants the owner permission to sell the property at current market value absorbing the difference in what the owner purchased for and what it will ultimately sell for. Most agents will outsource this aspect to a full time short sale negotiator. As a broker, I thought I would try my hand at it. This is the beauty part of working in real estate – nothing stays stagnant, no deal is ever the same, and their is something new to learn from every sale. I have to say that as far as short sales go, this could not have been an easier transaction. I had one open house at the property, received 8 offers (half of which were cash) and well above the listing price as you can see. We had bank approval in under 30 days and I was able to close this transaction in under 90 days from the time of seller acceptance. Typically a short sale can take anywhere from 90-120 days (sometimes up to 6 months) with many bumps along the way. What I liked about being on the listing side was that I was in complete control of my dealings with the banks. Daily follow up is required as well as keeping all documentation clean and concise (thank you, thank you Lou Nanquil of WestSide TC Services – you are the best in town). I also have to give mad props to all parties involved. Without the synergy between the seller, listing/buyer’s agent (which I happened to be both in this case – best synergy a boy could ask for), buyer, and the bank things can quickly turn into fuster cluck very quickly. Add in the fact the unit is also tenant occupied and you are really asking for it. I always brag about how lucky I am to have such amazing clients and this deal was no exception. Everyone worked together, my buyer is keeping on the tenant who is amazing, and the seller felt like the weight of the world was lifted off of his shoulder. There is no better feeling than when you can make everyone happy! Many of you know that prior to starting Rich Kids Real Estate Group, I was the senior sales person for The Rob Clark condo project through Hilton and Hyland, just one block from the heart of the Robertson shopping district. I came in at year two (2007-2008) replacing another amazing sales person who left for NYC to pursue a very high end condo development. The Rob Clark is one of the coolest buildings in town – not just because the units are beautiful or it’s literally the best location in LA, but truly because of the people. I’ve been in 1 million condos (that’s an exact figure) and I have never met a cooler bunch of residents than that of the RC. In summer 2008, they actually did an article in the LA Times about the building being the real life “Melrose Place”. Especially if you are new to town, you will definitely make friends here. People have little get togethers in their units, there’s the pool crew on the weekends – it’s truly a special place! Curbed wrote this great piece making fun of the LA Time article entitled “You May Not Be Cool Enough to Live Here”: “Last month, we sort of mocked the Los Angeles Times‘ story on the Rob Clark, an article that suggested the new Los Angeles condominium building on Clark Drive–and its friendly, attractive residents– was a “Melrose Place” episode come to life. But after visiting the building last weekend, we must amend all past comments. The residents are super-friendly. And they are attractive! And not in some douchy, fake Hollywood way.” This is what I call one of my “slam dunk portfolio builder properties”, of which I have four of in my back pocket for investors at all times. Although the Rob Clark has been plagued with short sales over the last few years due to some unfortunate timing, it has always stayed consistent in rentals which there is never (or very rarely) a lack a demand for. On a unit like this, you are looking at anywhere from $2100-$2300 month to lease out, a studio hovering around 500 sq ft around $1900/month, and a 1+den around 740 sq ft anywhere from $2300-$2800/month. The location is one of the best in LA. If you can get your hands on a unit like this with the plans to hold on to it indefinitely, there is some nice passive income to be made and ultimately even more ROI upon selling years down the road (if my crystal ball is working…you never know – it’s touch and go). My buyers own several units in this building as well as my other slam dunkers. Another advantage to this building is the the HOA fees are about $250/month which includes water, gas, and trash. I am pleased to announce the first of three sales over the last 10 days! With multiple properties closing simultaneously, my blogging has been delayed as a consequence. My clients had been leasing this home for almost 2 years after moving here from NYC. I have to say, my New Yorkers are the hardest to initially convert to Angelenos. However, once they drink the Cali Kool Aid, it’s all over. Having built a friendship over the last 2 years, I taunted them with the notion that they have just had a baby who is now a native of Los Angeles (Hollywood, no less). Isn’t it ironic, don’t ya think? Knowing that now is the time to purchase, they decided to go for it. After looking at literally every property under 1 million in Laurel Canyon, West LA, and even (gasp) the Valley, we all knew that this was absolutely the perfect home. Not only did we negotiate a fantastic deal, but it allowed them to stay in a property that fit all the criteria on their wish list. Spread out over three floors, this 2 bedroom/2 bath home of 1600 sq ft maximizes every ounce of square footage. Not only does the lay out provide an inviting, open indoor/outdoor living space, but is truly (this is going to sound so real estate cliche) a “sun drenched entertainer’s delight”. HGTV specifically chose this house to redesign the backyard into a outdoor living room. As you can see from the photos below, this transformation provides quite a bit of added usable space. I say it in almost every “Just Sold” blog entry, but I cannot stress enough the importance of using local agents who are tied into the agent scene and have relationships with each other. Rich Kids Surf Day was an awesome way to kick off Living Richly with Rich Kids!!!! We had about 7 people turn up (not everyone wanted to be photographed in their suits, lol), caught some waves, and had a amazing time. Surfing in mid February…this is what living in LA is all about!!! Life can be so hectic, that it is completely reinvigorating to get out there and just enjoy the SoCal lifestyle. There is a perception amongst people who have never been to LA that life here is all about the sex, the parties, beautiful homes, hanging at the beach – having it all. You know what? They are absolutely right Those Rich Kids freezing your buns off…come check out SoCal. I don’t know one other city where dreams come true every day and you have the ability to create a life beyond your wildest imaginations. I have to say I have the absolute best job in the world! One of the things that I treasure most about Rich Kids more than anything else is the relationships that are made throughout the buying and selling process. I am pleased to announce the sale of 1618 Mountcrest Ave off of Queens Road in the prime Sunset Plaza section of the West Hollywood Hills. My client and I had been looking extensively for a major view home in a prime neighborhood that could be totally slicked up in the next couple of years for under 1 million. Let me tell you, this was not an easy thing to find and when you do find that rare diamond that meets the above criteria, you have to pounce immediately. I don’t think the photos convey just how explosive the views are. Looking at an unassuming front exterior, one would never guess that there is a four story drop dug into the hillside showcasing unobstructed panoramic views of Downtown LA, Century City, and the entire Los Angeles basin below. Built in 1989, the house is very much move in ready as is. With three bedrooms, 3.5 baths, and just under 2000 sq ft, the floor plan is quintessential hillside living. Every floor/room (with the exception of the bottom floor) has a massive balcony that perfectly frames the jetliner views that encompass the LA fantasy. Within the last 6 months, I have found that there is obviously quite a demand for these type of REO/bank owned properties. The property was listed at $921,000 and within 7 days there were 8 offers, half of which were cash and as the “Sold” price clearly shows, substantially over list. REO deals in the past have been very quick and easy! Since the Dodd Frank Act, we had acceptance right around the time I left for London in early December and we just recorded yesterday. Side note: When considering purchasing a well priced REO or Short Sale that clearly is going to spark multiples (I am currently in escrow on a short sale I listed and I had 7 offers within one day of showing), come prepared, and do the following things if you are in it to win it: 1) Cash is always king. These escrow are getting harder to close and there is a major influx of cash buyers right now with foreign money looking to scoop up these properties. 2) Keep your contingencies short and your escrow period even shorter. Cash buyers should go in with 14 day escrow periods after bank acceptance if you want to grab the property. Try to conduct your buyer investigations immediately so you know up front the condition of the property. The disclosures are very limited from the banks as they have never occupied the home nor know much about it. We have to put on our detective hats and dig deep to make sure your buying the real deal. 3) Hire Rich Kids Real Estate…having learned from the master of multiples when I was an assistant way back when, there are certain things you can do in advance that will make your offer an even more appealing prospect to the bank. I typically always win multiples..there is a strategy. I really had to stay on top of this one 24/7. I was in London/Berlin, my buyer was in Mexico, and my transaction coordinator was in Prague. Rich Kids international style, baby…that’s how we roll. The synergy of my team, along with amazing listing agents (Sam Villeda and Rick Beck of Coldwell Banker Sunset Strip) were essential in making this tricky deal happen. I would also like to give a heart felt thanks to the Royal Gardens Hotel in Kensington London for having a 24/7 business center that was open Christmas Day and allowing me to use your Royal printers/scanners even though I was masquerading as a guest to use your facilities (my flat didn’t have a scanner)…you guys were uber cool and thank you for not charging me the 100 quid I probably would have racked up in there. Even though we were all working on Christmas Day, we had some laughs and it was a fun experience!! Lastly, I give major props the best clients in the world! Thanks D for being so loyal after 7 years (how can it be this long since I am only 25…was I really practicing real estate since 18…maybe, maybe not, lol). Happy belated 2012! It’s been a while since I have hit the sheets (of paper that is) and posted new entries. After a well earned Christmas in London and an awesome New Years in Berlin, we are all back in full force. Although in truth, we never stopped. Paperwork on Christmas, signatures New Years Eve...a Turbo Rich Kid Agent is there for you and ready to go...any time, any place, any country. It’s been an interesting time in the real estate market. I have been noticing a lot (pun intended) of properties that are either tear downs, distressed, or in need of major renovations being snapped up with multiple offers in a matter of days. They can be on the lower end of the spectrum as well the upper echelon of price points of $4.5 + (also going into multiples). Having had a tremendous 2011, what is apparent to me is that buyers are recognizing that we have reached the bottom of the market and are scooping up all major investment opportunities with that the notion that in hopefully 2 years, but certainly 5 years time that there is going to be tremendous returns on their investments. Side Note: My crystal ball is perpetually on the fritz and still in the shop…I am just relaying my observations as well as other agents sentiments as best we can predict without said crystal ball. With that said, Rich Kids is pleased to present an extraordinary opportunity to create the ultimate dream home in prime, lower Laurel Canyon. This expansive flat lot of almost 11,000 sq. ft is primed and ready for development. The original structure (uninhabitable) remains on a raised foundation, as well as a storage shed and 2 car garage/carport. If you live in or know the West Hollywood area well, most people are familiar with this iconic and in my opinion, one of the most architecturally significant buildings in the city. Lorcan has a knack for creating unique design aesthetics that literally pop out at you when you drive by. When Lorcan makes his presence known on your street, the area is automatically catapulted to another level. I would say that this particular building is the crown jewel of his work. With that said, it gives me great pleasure to announce Rich Kids latest sale at 825 North Kings, Unit 15. Nothing is more exciting (well, perhaps I can think of a few other things) than having the opportunity to sell a piece of property that you have always admired! It’s funny, because I was going back to my blog entry about this building datedAugust 31, 2009, I remember initially seeing one of the lower units and being somewhat disappointed. I think I likened it to going out on a date on Match.com (not that I have ever done such a thing or know anything about it). You see the photos, get to meet the person, and you are just completely enthralled. Then you get to know them a bit more, only to find out that it was a total let done once you got inside them (this can be interpreted in numerous ways). With each unit being completely different, I gave the development another shot and was totally blown away by the other units. In 2009, a similar unit and next door neighbor to this one was on the market for $1,249,000. My client just closed on the neighboring one in an REO/bank owned sale for $734,900. Unit 16 just sold for $725,000 with 300 sq feet less, single floor, and no rooftop garden. Suffice it to say, we got a steal of a deal and closed it in 20 days!Side Note: I am noticing an abundance of REO/bank owned deals right now and have gotten quite proficient with this sector of the market. It takes a little more time doing buyer due diligence up front and following up, but the savings can be massive. I would probably list this unit in today’s market in the low $800′s if this were a conventional sale. One other thing is that you and your agent (hopefully me) have to be really on top of these listings if you want to beat out the competition. I was visiting a friend in DC and scheduled my flight at 5am the day before Labor Day when this hit the market to have it inspected and write an offer before anyone else circling could have a chance to jump in. As an agent I certainly enjoy being able to make a living doing what I love, but my true satisfaction always comes from seeing the pure excitement on a client’s face on closing day! Now any real estate agent can throw an open house with a sign in sheet and property set ups, but an open house hosted by Rich Kids Real Estate is not your mother’s open house. For those of you who are Ab Fab junkies like myself, to quote Patsy Stone, “It’s not a rave…it’s a happening”. That’s how we feel out our open houses. It’s not just a Sunday open, but a major event that needs to be celebrated (the introduction of your home to the public). It doesn’t matter if it’s the first or 10th open house, there are always going to be fresh faces new to the property and every time needs to feel like the first time (how do we wish that this mantra was applicable to other certain facets of life)! Throughout the country, the media was constantly bombarding us with warning messages about Car-mageddon last weekend. There was going to be pandemonium in the streets, gridlock, flood, fire, famine, and the message was clear: STAY HOME. Well, that was what everyone did and it was lovely! I made it from Beverly Hills to Los Feliz in 13 minutes on a Friday night at 8pm (normally would take me about 40 minutes). The next day I hopped on the dreaded 405 and made it to the OC is about 25 minutes (1 hr +). It was awesome!!! Getting back to the open house, I thought it would be fun to have a refuge if the actual Car-mageddon did happen so I held a pool side all day open house from 11-5pm. There was sun, libations from A-Z, a beautiful pool, snacks, and a great crowd. Out of all the buildings in Beverly Hills, one of my absolute favorites is 9601 Charleville Blvd. Located on the corner of Charleville and Peck, this development is the epitome of simple, refined elegance. This recently done condo conversion was executed by one of my personal heroes of the development world, Lyn Konheim of Buckeye Properties in Beverly Hills. Lyn has a knack for classic sophistication and it is easy to recognize his thumbprints on various multi family dwellings peppered throughout the city. For those of you who are local, you might recognize another one of his iconic buildings (also a personal favorite) on the NW corner of Rodeo and Charleville (this particular building is a rental with units ranging from the mid $4000 price point to the $7000 range). I kept saying that if a unit ever became available in Charleville for under $400,000 (the least expensive recorded sale in the MLS was $550,000), that I would snatch it up as an investment for myself. When a studio hit the market for $395,000 I was ecstatic. Unfortunately with the overhead of starting a new brokerage and in true rich kids style, mother and father in the midst of a very ugly divorce, the timing wasn’t right. However, I believed in it so much that I told a friend that I knew I would sell it to one lucky client. As fate would have it, I had the perfect buyer in mind who was in the market for an investment condo. We put in a cash offer and closed in 10 days of acceptance. Within roughly 8 days of close, we had a 1 year lease finalized at $2300/month. Not a bad turnaround at all! For those of you who have the cash (especially foreign buyers where the currency is much stronger than the dollar…and let’s face it, which country is that not the case), purchasing small inexpensive condos in prime neighborhoods to lease out is absolutely the way to go. If you recall from a few weeks back, I had another sale where the client got a great deal on a condo in prime Sunset Plaza area in full service Park Wellington for $330,000 and leased it out in about 6 days for $2150. As one of my favorite clients so eloquently stated, “they are real estate toys that are fun to acquire”. Especially if you can hold on to these indefinitely (which is usually the case with these types of investors) not only can you continue to collect rent consistently, but you are also looking at a nice resale profit somewhere down the line (disclaimer…crystal ball is in the shop and repairs are uncertain…when “down the line” cannot be given a definitive date). I was trying to think of a good analogy for investment/portfolio building condo purchases such as, “Investment condos are the new…” but I was drawing a blank. I then think back to a time in the mid 2000′s when buyer’s were all about purchasing duplexes (or is it “dupli” if it’s plural). The duplex doesn’t make quite as much sense now as it did back then, so it hit me…”Investment condos are the new duplexes for 2011″. Buyer’s are pouncing on condos that have a low sales price and a long proven rental comp history. This unit at Park Wellington was in a multiple offer situation with 4 offers on the table, when our client jumped in at the last minute to secure the unit and we closed it in under 3 weeks. Park Wellington has always had a strong rental history. Now more than ever buyers are recognizing this trend. There has been literally no inventory in this building and when a unit hits, it’s gone in a flash. Side Note: When you are ready to buy, come prepared either with a pre approval or proof of funds. Lately there has definitely been a shortage of these types of properties. They don’t last! Certainly cash with a short escrow period will typically dominate. Since the beginning ofthe new year, I have been hinting that change was in the air. After earning my CA State Broker's License this past April, my business partner Victoria Wood and I are pleased to announce the launch of Rich Kids Real Estate: The Brokerage in the heart of Beverly Hills' Golden Triangle. I can definitively say that Rich Kids Real Estate is the first independently owned brokerage specifically geared towards the youth demographic in existence today. We celebrated the launch of the new brokerage with a blow out party last week for all of our clients and friends at Brent Bolthouse's Trousdale. The booze was flowing, the place was packed, and I couldn't think of a better way to commence the new chapter for Rich Kids. This ad was banned from the front cover of the Weekend Open House Edition during the NAR's official "Open House Weekend". We thought it was the perfect shot to celebrate it! They were cool enough to give us the BACK cover this weekend (hey, at least it was published). Our ad for caravan presented another type of fantasy that was completely banned all together. It's been a while since I have last posted! My typical disclaimer is that things have been so hectic that I have had little time to breathe, let alone sit down to write. With that said, it gives me no greater pleasure than to update my blog with a new sale by Rich Kids Real Estate in the West Hollywood area! Located on prime Harper between Melrose Ave and Santa Monica Blvd, my clients instantly fell in love with this property (as well as the whole home buying community apparently...I'll touch on that shortly). The moment you walk through the front gate encased in lush green palms for ultimate privacy, you are immediately enveloped in the playful yet sophisticated courtyard. Colorful plants. vines, and hedges surround the front entrance while whimsical tiles add a Moroccan flair to this Spanish charmer. The house itself was once two large duplexes (Side Note: Deep Thought - Could you say "dupli" for two duplexes and if you had two Lexuses, could it be "Lexi" - I have had arguments with friends over this) essentially fused together offering up large open rooms that flow seamlessly into one another. The kitchen and baths definitely reflect the Spanish/Moroccan juxtaposition with elaborate tile work synergized with heavy wood finishes. What completes the property is a beautiful grassy yard backyard with a decadent heated swimming pool and upper loggia, allowing the owner's to entertain in a number of different capacities. One of my favorite features is a tropical mural to one side of the pool while the other sides are curtained with heavy palms. This home is the epitome of the California good life - cocktails poolside by day and then simply walk or cab to the best nightlife or dining around. Congrats R, K, and little C - welcome to the Rich Kids family!! What I love about real estate is that with every transaction, you are presented with a new group of clients and future friends. This deal was my first young couple around my age with an infant. To me they are a reflection of a new generation, our generation, and an openness to everything which is one of the core fundamentals of Rich Kids. Something my clients said that I found especially touching was that they wanted to raise their little girl in a community that is especially diverse in every way possible. West Hollywood is truly a melting pot bringing all types of lifestyles and cultural influences together in one place. That's pretty amazing! I can only imagine how even more open minded this little girl will be as well as her generation in the next 18 years. It's a lot of pressure on a 6 month old, but I will be excited (other than the fact that I will have transitioned from Rich Kid to Old Fart) to see what she and her peers bring forth to the world. As I had menntioned above, something that I wanted to touch on is the topic of competitive properties. This property was listed at $1,099,000 clearly to spark multiple offers. Now depending on the house, this strategy may or may not work. In this case, it had all the components to draw in numerous offers: priced below comps, central/pime area, ample square footage, move in ready, and a large grassy backyard with swimming pool! I haven't seen a frenzy for a property like this since my early days as an agent when the market was white hot (although starting to cool) and it seemed that if you didn't place an offer the day it hit the market, you were finished before you had even begun. A few lessons to be learned from this transaction: 1) Stick with a local agent (like myself who you would be working with anyhow) who really knows the market as well as their fellow agents/players in the game. 2) Make sure your agent is well liked and respected. Agent/agent relationships are just as important as agent/client relationships. If you are on a fairly even playing field, the seller will often choose the buyer who has an agent who is known to be friendly, smart, and easy to work with. 3) When in situations like this, perform to the deadlines stated within the contract. Because of the nature of this particular transaction, there was absolutely no margin for error. My clients performed flawlessly, often early, and came to the game prepared with a savvy lender who knew what she was doing. Even with an accepted offer, an even larger offer can come in after the fact which is why it is paramount to do as the agreement states. That Notice to Perform can quickly turn into a cancellation if you are not careful. 4) Just to emphasize a point in the last item - come to the game prepared! You just never know when you are going to bump into your dream house. Had my clients not already been well qualified before going out to look at property, they would never have won this home. I know this point can be hammered to death, but make sure you are pre approved (income verified, tax returns, etc) if you are out looking with an agent and have a sense of urgency to buy. (5) Take the time to sit down with your agent prior to looking at property, face to face, and go over the process. One of the things I have found beneficial to all parties is doing a buyer's intake (doesn't that sound like something you do at a shrink's office - not that I have every stepped foot in one of those), as I did with these clients over coffee. My ideal scenario is to sit down with my buyers for about 30 minute before even sending listings. I like to educated my Rich Kids by going over local area comps, discussing areas that they are interestedin purchasing in and how that will fit their ideal lifetsyles, as well as simply going over the buying process. With things constantly shifting in the market, there are always new things to be learned ahead of time. Who coined the phrase, "knowledge is power"? This was an especially lengthy entry, but if you have made it this far you will be rewarded to be first in on some happenings with Rich Kids Real Estate. First and foremost, this will be my last original entry on this version of the Rich Kids web site. Rich Kids has experienced tremendous growth over the last few years and some very interesting opportunities have come our way. Rich Kids Real Estate 2.0 will be launching in about 2 weeks! What does that mean? You'll have to wait and see, although per usual, we are going completely over the top in every way possible to provide you with the ultimate real estate experience available. I'll give you one nugget - the Rich Kids site is totally being redone from scratch with a new logo, color scheme, and major technological advances. I can truly say it will be slick as hell and nothing like it. Once the site has been launched, the rest will unfold (the site is only a small component). In the mean time, I will be counting down over the next few weeks with some of my most favorite and controversial entries leading us into the next evolution of Rich Kids. The package is nearly complete and I cannot wait for everyone to see what we've cooked up for you. Be prepared to be blown...away!
