There are a lot of anniversaries to celebrate: weddings, relationships, baby’s first steps, divorce settlements, your first BMW, and the list goes on! I wanted to make a special announcement about my greatest love – the one year anniversary of my brokerage, Rich Kids Real Estate. Be prepared, as this is going to be a long entry!!!! I developed the Rich Kids brand under the corporate umbrella of Keller Williams BH in 2009. I am pleased to announce the first of three sales over the last 10 days! With multiple properties closing simultaneously, my blogging has been delayed as a consequence. My clients had been leasing this home for almost 2 years after moving here from NYC. I have to say, my New Yorkers are the hardest to initially convert to Angelenos. However, once they drink the Cali Kool Aid, it’s all over. Rich Kids Surf Day was an awesome way to kick off Living Richly with Rich Kids!!!! We had about 7 people turn up (not everyone wanted to be photographed in their suits, lol), caught some waves, and had a amazing time. Surfing in mid February…this is what living in LA is all about!!! Life can be so hectic, that it is completely reinvigorating to get out there and just enjoy the SoCal lifestyle. There is a perception amongst people who have never been to LA that life here is all about the sex, the parties, beautiful homes, hanging at the beach (1 comments)

One of the things that I treasure most about Rich Kids more than anything else is the relationships that are made throughout the buying and selling process. I’ve always said that we are a social network unto ourselves in the sense that a fellow agent or client can call me or my team with a question about real estate, but can also call me when they’ve been dumped, landed a great gig they want to share, or just need someone to listen. Happy belated 2012! It’s been a while since I have hit the sheets (of paper that is) and posted new entries. After a well earned Christmas in London and an awesome New Years in Berlin, we are all back in full force. Although in truth, we never stopped. This recently done condo conversion was executed by one of my personal heroes of the development world, Lyn Konheim of Buckeye Properties in Beverly Hills. Lyn has a knack for classic sophistication and it is easy to recognize his thumbprints on various multi family dwellings peppered throughout the city. I was trying to think of a good analogy for investment/portfolio building condo purchases such as, “Investment condos are the new…” but I was drawing a blank. I then think back to a time in the mid 2000′s when buyer’s were all about purchasing duplexes (or is it “dupli” if it’s plural). The duplex doesn’t make quite as much sense now as it did back then, so it hit me…”Investment condos are the new duplexes for 2011″. Since the beginning ofthe new year, I have been hinting that change was in the air. After earning my CA State Broker's License this past April, my business partner Victoria Wood and I are pleased to announce the launch of Rich Kids Real Estate: The Brokerage in the heart of Beverly Hills' Golden Triangle. I can definitively say that Rich Kids Real Estate is the first independently owned brokerage specifically geared towards the youth demographic in existence today.

Rich Kids Real Estate Slick Architectural Sale - $875,00 - The Penthouse - 7917 Willoughby What I am noticing is that there is a common theme between the market activity at The Rob Clark (which I reported on yesterday) and that of the West Hollywood/Beverly Hills areas. After putting together a quantitative analysis of 2009 vs. 2010, the following themes have remained constant across the board: higher sales volume in 2010, smaller gap between list vs. sale (meaning sellers are starting to price per what the market is dictating), and a slight dip in actual sales price this year compared (0 comments)

Over the last six weeks, I feel like there has been a constant theme to my blog, which is that I always start out by apologizing for the recent lack of updates. Today is no different. My best friend is a long time Westside resident and I too have spent my fair share living in that neck of the woods. We have never questioned the parameters of what was deemed West LA. It was a basic understanding and an unspoken truth that we shared with our fellow neighbors. From our post work-out free for alls at the Souplantation in the Brent-hood to our sheer glee followed by our utter despair when they opened and then ultimately closed the first/last Chili's to grace Westwood Village (fine, I totally own it - I love nothing more than Chili's queso dip and a Blue Pacifico margarita to wash it down), we knew the mean streets of the (0 comments)

As you know, I always try to remain objective about the properties I am presenting as well as other agent's listings. Objectively speaking with the research to back it up, I can say that this unit is without a doubt the nicest condo in Beverly Hills within this price point. Beverly Hills has always been a mish mash of part amazing and part "I am only living in this place for either a) the school district or b) the prestige factor". In the condo world, there is not much by way of new construction and slick modern amenities unless you are willing to pay a huge premium for it. More times (0 comments)

There are ample reasons why one would want to live in Beverly Hills, but one of the biggest is for the school system. Beverly Hills Unified School District is considered by many to be one of the finest in the country and most certainly in Los Angeles County. For all of you older rich kids, do you remember on the original 90210 when Andrea used to take the bus from the Van Nuys to BH every day so that she could get a stellar education at the fictitious West Beverly (side note: apparently Beverly Hills is now an ocean front community - (0 comments)
