It’s a rainy day here in LA, so I thought it was the perfect opportunity to update my sales over the last 10 days. I am sorry for slamming my subscribers with constant updates but when it rains it pours (literally and metaphorically). It’s the perfect day to sit inside with a large mug of coffee and get caught up on things such as blogging. While many people outside of SoCal hate days like these, many of us Angelenos appreciate them quite a bit. When it is sunny and 75 every day, one feels guilty about being indoors. just sold: Just Sold: 8600 Wonderland - 2br/2ba, Hollywood Hills - List (Not Formally Listed), Purchase: $752,000

I am pleased to announce the first of three sales over the last 10 days! With multiple properties closing simultaneously, my blogging has been delayed as a consequence. My clients had been leasing this home for almost 2 years after moving here from NYC. I have to say, my New Yorkers are the hardest to initially convert to Angelenos. However, once they drink the Cali Kool Aid, it’s all over. Having built a friendship over the last 2 years, I taunted them with the notion that they have just had a baby who is now a native of Los Angeles (Hollywood, (2 comments)
just sold: Just Sold: 1618 Mountcrest Avenue, Prime Hollywood Hills 90069 - List:$921,000/Sale:$955,000
- 02/03/12 01:35 PM
I am pleased to announce the sale of 1618 Mountcrest Ave off of Queens Road in the prime Sunset Plaza section of the West Hollywood Hills. My client and I had been looking extensively for a major view home in a prime neighborhood that could be totally slicked up in the next couple of years for under 1 million. Let me tell you, this was not an easy thing to find and when you do find that rare diamond that meets the above criteria, you have to pounce immediately. I don’t think the photos convey just how explosive the views are. (1 comments)

825 North Kings Rd, #15, West Hollywood, CA 90069 – 2br/2.5ba, Roughly 1590 sq ft – List: $734,900/Sale: $734,900 – Days on Market – 4 I have been in love with this Lorcan O’ Herlihy original for quite some time. If you live in or know the West Hollywood area well, most people are familiar with this iconic and in my opinion, one of the most architecturally significant buildings in the city. Lorcan has a knack for creating unique design aesthetics that literally pop out at you when you drive by. When Lorcan makes his presence known on your street, the area is automatically catapulted to another (1 comments)
just sold: Just Sold: The Charlie Chaplin House/1494 N Kings Rd - List: $1,725,000/Sale: $1,650,000

I am pleased to announce the sale of Charlie Chaplin’s residence on 1494 North Kings Road in the prime Hollywood Hills. Escrow was closed yesterday and I could not be happier for my Buyer! As an agent I certainly enjoy being able to make a living doing what I love, but my true satisfaction always comes from seeing the pure excitement on a client’s face on closing day! I think I say this in every “Just Sold” article, but I am always reminded of this fact with each closing! When you have an extraordinary synergy with the team facilitating the sale (3 comments)
just sold: Just Sold: 8180 Mannix, The Hollywood Hills - List $1, 499,000/Sale $1,485,000

I am pleased to announce the sale of a very special listing of mine, 8180 Mannix Drive in the heart of majestic Laurel Canyon. This was one property that was appreciated by all who walked through it. From Cocktails at Twilight to the Carmageddon Pool Party (the best weekend ever to drive around Los Angeles), I have to say that I enjoyed every moment spent in this home. I want to give a heart felt acknowledgement to my long time client (the seller) who put so much love and thought into every detail of this property. It shined through 100% and (1 comments)
just sold: Just Sold/For Lease by Rich Kids: 1131 Alta Loma #504, Prime Sunset Strip/WeHo - List: $350,000, Sold: $335,000

I was trying to think of a good analogy for investment/portfolio building condo purchases such as, “Investment condos are the new…” but I was drawing a blank. I then think back to a time in the mid 2000′s when buyer’s were all about purchasing duplexes (or is it “dupli” if it’s plural). The duplex doesn’t make quite as much sense now as it did back then, so it hit me…”Investment condos are the new duplexes for 2011″. Buyer’s are pouncing on condos that have a low sales price and a long proven rental comp history. This unit at Park Wellington (0 comments)
just sold: Rich Kids is Pleased to Announce the Sale of 3401 Coldwater Canyon Lane, Beverly Hills, CA – SP: $1,300,000
- 02/19/11 02:11 PM
While my clients from NYC seemed to have brought the inclimate east coast winter weather with them (just kidding, guys), the rain didn't dampen another Rich Kids closing celebration yesterday! As I have mentioned before, a RK closing isn't just your average every day "your deed has just been recorded with the county, congrats!" type of scenario. It is always a call for a true celebration tailored to each particular clients' interests, always involving a bottle or two of the closing beverage of choice, Vueve, which is a RK tradition (well, until we meet somebody who doesn't drink in which case a (0 comments)
